O&G Industries, a Torrington construction company, has awarded Fellowship Place $199,021 to create 17 units of affordable housing in downtown New Haven. The money will be used to purchase and renovate two buildings that will provide affordable housing for people recovering from mental illness and substance-abuse. Fellowship Place is a learning community on Elm Street that supports nearly 500 people recovering from mental illness and substance abuse.
Maria Reynolds and Rochelle Cyr of William Orange Realty have been awarded the Certified Residential Specialist (CRS) designation by the Council of Residential Specialists, a not-for-profit affiliate of the National Association of Realtors. Realtors who receive the CRS designation have completed advanced courses and have demonstrated professional expertise in the field of residential real estate. Only 35,000 Realtors nationwide have earned the credential. Both Reynolds and Cyr specialize in residential and new construction in Orange, Woodbridge, Bethany, Milford, West Haven and surrounding towns.
The Beazley Co. Realtors Regional Center in Orange has announced that three of its agents have received the designation of Senior Real Estate Specialists (SRES). SRES professionals help senior citizens make decisions about selling the family home, buying rental property, managing the capital gains and estate tax and other issues that senior citizens face when selling their home. Receiving the designation were Missy Chang, Alleen Magda and Judy Pitcher.
LEASES
George J. Smith & Son Commercial & Investment Real Estate of Milford announces that Mauro & Co. has leased a 7,000-square-foot light industrial building at 100 Woodmont Road, Milford. The company will relocate its kitchen-and-bath showroom from Orange to the new location. The owners were represented by John F. Bergin and Carl G. Russell of George Smith & Son; the tenant was represented by Steve Patton of the Proto Group in North Haven.
Geenty Group, Realtors of Branford announces that Microtech International of North Branford has leased 70,000 square feet at 20 Carter Drive, Guilford. The new freestanding facility will serve as the company's headquarters as well as a technical and distribution facility for computer hardware products manufactured by other divisions of its parent corporation. The landlord, Golden Goose LLC, will effect tenant improvements, including new offices. Microtech manufacturers digital connectivity solutions. Kevin C. Geenty of the Geenty Group represented the tenant. Listing agents for the building were Timothy Fegan and Peter Shiue of C.B. Richard Ellis' New Haven office. The lease has an aggregate value in excess of $4.5 million.
H. Pearce Co., Realtors announces that Hanger Prosthetic & Orthotics Inc. has leased space in the Hamden Surgery & Medical Center at 2080 Whitney Avenue, Suite 250, Hamden. Hanger relocated from its previous location at 2750 Dixwell Avenue, Hamden. The firm has also opened an office at 669 Boston Post Road, Guilford. David Melillo of Pearce's North Haven industrial/commercial office was sole broker in both transactions.
H. Pearce also announced that the Beaver Pond Machine Co. has leased 8,800 square feet of industrial/warehouse space at One Corporate Drive, North Haven. The company's need to expand its machine shop precipitated the move. Kevin Smith of H. Pearce's North Haven industrial/commercial office was sole broker in the transaction.
Pearce also announced that USI has leased additional 12,800 square feet of light industrial and office space at Old Saybrook Business Park, 139 Mill Road East, Old Saybrook. The space will be used for expansion of USI's main 40,000-square-foot facility in Madison. The company manufacturers and distributes lamination equipment. Value of the transaction was in excess of $450,000. Joel Galvin and Carl Zinn of Pearce's North Haven industrial/commercial office represented the tenant; Kevin Geenty of the Geenty Group represented the landlord.
Press/Cuozzo announces that Charles D. Bradley has joined the residential division. A member of the Association of Realtors since 1970 and Realtor of the Year in 1998, Bradley is a former partner of Clark, Hall & Peck. He is an associate fellow of Calhoun College, Yale University.
Colliers Dow & Condon announces that Nxegen Inc. has signed a long-term lease on 13,000 square feet at 362 Industrial Park Road, Middletown. James Stanulis and David Richard of Colliers Dow & Condon were the sole brokers in the transaction.
SALES
H. Pearce Co., Realtors announces that St. Margaret's Church of Madison has purchased a 16,000-square-foot office building and 19,000-square-foot distribution/warehouse facility at 39 Academy Road, Madison. The buildings will be used as additional space for church affairs. St. Margaret's will also enlarge its present facility on Academy Road. Joel Galvin and Carl Zinn of Pearce's North Haven industrial/commercial office represented the seller, Business & Legal Reports. St. Margaret's was represented by Arnold Grant Associates. Value of the transaction was $1.64 million.
George J. Smith & Son Commercial & Investment Real Estate of Milford has announced the sale of five acres of land at Exit 15 off 1-91 in Wallingford. The buyers, the New Jersey-based Briad Group, plan to develop a hotel on the site. The seller, Bellemead Development Corp., was represented by Carl Russell of George J. Smith & Son and the buyer was represented by Jim Ford of Wilson Real Estate Group, Wilton.
EXCLUSIVE LISTINGS
Frank Hird of OR&L Realtors has been appointed exclusive leasing and sales agent for the former Copper & Brass building at 34 Barnes Industrial Road South, Wallingford. A division of Thyssen Inc., the company recently relocated to a 105,000-square-foot facility at 5 Sterling Drive, Wallingford. The Barnes Industrial Road South site is industrial property, but it can be converted to office/research use.
The Geenty Group, Realtors of Branford has been named listing and marketing agency for 240 Sargent Drive, New Haven. Owned by a Hartford investment group, the property consists of a 16,000-square-foot building with two interior truck docks located at the intersection of 1-95 and 1-91. The building, which will require renovation, is being offered at $595,000, or $4.90 per square foot to lease.
CONSTRUCTION
Borghesi Building & Engineering Company Inc. has been awarded a contract to design and building Kelly Container Inc. in Suffield. Headquartered in West Springfield, Mass., the company is a privately owned business that supplies steel storage containers to business and industry throughout New England. Construction will be completed this spring.
