Woodbridge Realty Advisors has unveiled a new Web site - www.fair-rent.com - designed to help business owners determine whether they are paying fair rent for space for their businesses. The site is designed to aid businesses faced with lease renewal, expansion or contraction issues by providing information regarding what other companies are paying for comparable quarters. The way the site actually functions is that users must enter their own rent particulars in order to access the database showing what other businesses pay, and where.
Prudential Real Estate has announced that its commercial sales division, located in Rocky Hill, has captured a top office award for the northern region of the U.S. for the second quarter of 2000. The division ranked No. 1 for commercial gross for New England, New York, New Jersey, Pennsylvania, Delaware and Maryland.
Prudential R.E. also announced that Joseph G. Perrotti was named the top commercial sales executive for Connecticut. Perrotti was No. 1 sales executive for the second quarter of 2000 based on commercial gross commission income. He works in the company's Rocky Hill office.
William Orange Realty of Orange and Woodbridge has announced that Judy Cooper has been named its top producer. A member of the professional standards committee of the Greater New Haven Association of Realtors, Cooper holds a Certified Residential Specialist designation. Wayne Hugendubel was named top listing Realtor and Realtor with the most closed buying units. He is the first company Realtor to achieve the highest rating in both categories.
LEASES
M.F. DiScala & Co. has announced that Smurfit-Stone Container Corp. has leased 50,784 square feet at the Progress Distribution Center on Progress Drive, West Haven, a 600,000-square-foot warehouse facility. The warehouse is owned by Orion Haven Associates Ltd. Smurfit-Stone is a manufacturer of paper and paperboard-based packaging. DiScala's Joseph D. Breault and Michael Wendel represented the owners, while Terry Nelson of Colonial Realty represented the tenant.
Bruce Wettenstein of Vidal-Wettenstein LLC has announced that Sodexho Marriott Services has relocated its Connecticut offices to 35 Corporate Drive, Trumbull. The company has leased 5,180 square feet in the multi-tenant office building, owned and managed by the New Boston Fund of Boston. Sodexho Marriott Services was formerly located at 4 Trefoil Drive in Trumbull.
George J. Smith & Son Commercial & Investment Real Estate has leased 81 Munson Street, Milford to Absolute Tank Testing & Removal, a licensed spill contractor specializing in the testing, removal and installation of residential and commercial underground and basement fuel storage tanks and the removal of contaminated soil. The 5,700-square-foot industrial building was previously occupied by a metal-fabrication business. John F. Bergin represented the company in the transaction.
Pyramid Real Estate Group has announced that Integrated Financial Solutions LLC has leased 836 square feet at 1700 Post Road, Unit D-5, Fairfield. Brian Dornan represented both the tenant and the landlord in the transaction.
Also, Kennedy Studios has renewed its lease of approximately 1,061 square feet at Heritage Square, 1700 Post Road, Fairfield. Brian Dornan represented the landlord and the tenant in the transaction.
H. Pearce Co., Realtors has announced that Deltaglide has leased 2,1000 square feet of office space at 3 Industrial Circle, Hamden. The company, which manufactures electrically assisted transmissions for human powered vehicles worldwide, will use the space for administration and development offices. David Roetting of Pearce's North Haven industrial/commercial office represented the landlord, S.M. Associates LLC, and the tenant.
Angel Commercial has announced that Stolt Sea Farm Inc. has leased a new 25,000-square-foot facility at 350 Long Beach Boulevard, Stratford for use as a seafood-processing and -distribution facility. Stolt, a wholesaler, is expected to be fully operational by October 1.
In other transactions, Angel announced that the Corporation for Public Management has subleased 6,000 square feet of office space at 1862-1902 Commercial Drive, Bridgeport. CPM is a vendor for the state of Connecticut as well as other states, specializing in the educational fields.
SALES
Phil Backus of Backus Real Estate has announced the sale of 1184 Chapel Street, New Haven. The 22,000-square-foot office building is located near the corner of Chapel and Park streets. The purchaser was Park Place LLC and the seller was Zaus LLC. The new owners plan to renovate the building for office use.
Angel Commercial LLC has announced that 3741-3747 Main LLC has purchased a 1,830-square-foot freestanding corner building at 3741 Main Street, Bridgeport. The purchase price was $260,000. Jon Angel was sole broker in the transfer. Also, Harbor Wood Inc., a furniture-refinishing company, has leased 8,000 square feet of industrial/warehouse space at 1069 Connecticut Avenue, Bridgeport.
EXCLUSIVE LISTINGS
Phil Barber of H. Pearce Co.'s North Haven industrial/commercial division has been named exclusive listing agent by Quadrelle Realty Services for the office and industrial buildings located at 500 South Broad Street, Meriden. The site is the former headquarters for International Silver Co. The office building houses more than 40,000 square feet; the industrial building contains 300,000 square feet.
Albert Scafati of Press/Cuozzo Realtors has been named exclusive agent for the 18,500-square-foot Durham Village Plaza, 16 Main Street, Durham. Suites range in size from 1,000 to 4,000 square feet.
Angel Commercial LLC has announced four new exclusive listings. Four sites are available for lease: 5,400 square feet of light industrial space at 120 Avon Street, Stratford; two 8,848-square-foot Class A buildings at 1960 Bronson Road, Fairfield; a 4,500-square-foot freestanding building at 49 Higgins Drive, Milford; and a 20,000-square-foot block building located at 40 Industrial Drive, West Haven. The following sites are for sale: a former US. Postal Service facility at 1434 State Street, Bridgeport; a two-story building housing retail, office space and residential apartments at 226 Kings Highway/737 Villa Avenue, Fairfield; and a 14,500-square-foot building housing office and warehouse space at 261 Pepe's Farm Road, Milford.
CONSTRUCTION
Levey Miller Maretz LLC has leased a pad site on Route 1 (off Exit 55) in Branford to New Haven Savings Bank. The one-acre site is in front of Margarita's and the Day's Inn motel. New Haven Savings plans to build its newest branch on the site. It signed a ground lease from the Jacobs family for ten years plus options.
