Louis M. Proto and Stephen C. Patten have joined to form the Proto Group LLC, a commercial real estate firm based in North Haven. Proto, formerly a principal with Levey, Miller, Maretz & Proto of Woodbridge, has been in the commercial real estate field since 1989. Patten, a ten-year veteran of the real estate industry, has specialized in the commercial field for the past four years, most recently with LMM&P. The new company will offers a full complement of commercial real estate services for developers, buyers and sellers including sales, leasing, tenant representation, site selection and appraisals.
Ward Burian and Iyn Hanberg, co-owners of Dunham Realtors, have announced that their company has consolidated with Prudential Connecticut Realty. Established is 1955, Dunham has offices in Old Lyme and Essex and employs 18 sales executives. The company will henceforth be known as Prudential Connecticut Realty/Dunham Realtors. We're proud to have joined forces with such an elite and reputable company as Dunham Realtors, said Peter G. Helie, Prudential Connecticut Realty president and CEO. William M. Morgan has joined the Beazley Regional Center in Orange. A 30-year real estate veteran, Morgan has served as regional sales manager, managing partner and most recently as sales vice president for William Raveis of Milford. He has received a number of awards including Realtor of the Year and Distinguished Sales Award from the Greater New Haven Board of Realtors.
Prudential Connecticut Realty has been named the No. 1 real estate firm in Connecticut according to the 2000 REAL Trends 500 Report published by REAL Trends Newsletter and the Top 350 Power Brokers of 2000 Report published by National Relocation & Real Estate magazine. This marks the eighth consecutive year the Prudential Connecticut Realty has been ranked first in the state by both publications. In addition, the Corporate Relocation Services Division of Prudential Connecticut Realty has receive the 1999 Spirit of Partnership Award from Prudential Real Estate & Relocation Services. It also earned the 1999 Gibraltar Circle Award, an honor which is given each year to the top 40 companies of the Prudential Real Estate Network that demonstrate outstanding sales performance.
LEASES
Morning Pond Resources has announced that Professional Relief Nurses Inc. has leased space at 438 Main Street in Middletown. Trevor Davis of Morning Pond Resources represented the landlords, Robert L. and Anne C. McKinney; Nick Morizio of Collier Dow & Condon represented the tenant.
Date Tel LLC, a telecommunications installation company, has leased 1,580 square feet at Commerce Drive Business Park in Bridgeport from 1730 State Street Limited Partnership. The six-year-old company will relocate from Fairfield. Alan Fischer of Fischer Real Estate represented the landlord, while Scott Zakos of Vidal/Wettenstein LLC represented the tenant.
The Beazley Co. Regional Center in Orange has announced that the city of West Haven has leased 1,900 square feet of office space at 270 Center Street in that town. Lou Buonfiglio, director of commercial development, negotiated the lease.
In other business, Beazley announced that 45,000 square feet of commercial space at 479 Elm Street, West Haven has been leased to Adrian Cabinets Arts Corp., a custom cabinet manufacturer. Relocating from Ridgewood, N.Y., the company has signed a ten-year lease for the former Armstrong Rubber Co. buildings. The lease was signed through negotiations with Colonial Properties acting as leasing agent. Lou Buonfiglio of Beazley was the listing agent.
Beazley also announced that Bradco Supply has signed a five-year lease for 9 Sawmill Road, West Haven, also a former Armstrong building. Bradco, relocating from Railroad Avenue in West Haven, will use the facility as a storage warehouse. Lou Buonfiglio of Beazley served as broker.
The Windsor Management Co. has announced that four businesses have leased space at the Marlin Realty Complex, 85 Willow Street, New Haven. Hudson Cook LLC has leased 475 square feet in Building 1. Mohawk Northeast has leased 4,908 square feet in Building 51. The Wooster Group has leased 2,872 square feet in Building 1 and Metro Health has leased 908 square feet in Building 51. All spaces will be used as general offices. Donald McLaughlin was the broker in all four transactions.
Angel Commercial LLC reports that two warehousing firms have leased distribution space at 1069 Connecticut Avenue, Bridgeport. CRI and TBI leased 8,500 square feet and 10,000 square feet, respectively. The leased units are part of the 400,00-square-foot complex owned and operated by the American Fabrics Co. Jon Angel was sole broker in the transactions and is the exclusive broker for the property.
SALES
Steve Witten and Gary Witten of Marcus & Millichap Real Estate Investment Services were sole brokers in the purchase and sale of East Haven Plaza, 208-232 Main Street. Sale price of the 29,930-square-foot retail center, which will be renamed Kelly Commons, was $1,105,000. Set in a mixed-use commercial/residential neighborhood, the 1.834-acre property is located at the intersection of Main Street and Chidsey Avenue. The plaza houses 15 streetfront retail units and five units in the rear of the building. Steve Witten represented the seller, Mazel Realty, while Gary Witten represented the buyer, Kelly Enterprises.
Geenty Group, Realtors has announced the sale of Center One, 2750 Dixwell Avenue, Hamden. The town of Hamden purchased the 50,000-square-foot facility for $3.4 million. Approximately 26,000 square feet is presently leased and current tenants will remain in place. The town will use the remainder of the space for administrative offices. Kristin T. Geenty and Kevin C. Geenty represented the buyer. Christopher Nolan and David Melillo of H. Pearce Co., Realtors represented the sellers, Hancock California Limited Investors and Argues Investors, both of California.
Pyramid Real Estate & Management Co. has announced the sale of a 9,000-square-foot nightclub business, d/b/a Liquid, with an 11-year lease at 230-232 Crown Street, New Haven. Steven A. Matsis of Pyramid represented the seller, FX Corp., and buyer George Amaral. Terms of the deal were not disclosed.
Colonial Realty of Fairfield has announced the sale of 188-192 Pepe's Farm Road, Milford. The 14,288-square-foot building sold for $850,000 to Frito-Lay for expansion of its existing operations at Pepe's Farm Road. Colonial Realty represented the seller; Cushman & Wakefield represented the purchaser.
Woodgreen Management Inc. of West Haven has purchased Hamden Village Fair shopping center on Route 10/Dixwell Avenue, Hamden for $4.4 million. The 45,000-square-foot shopping center was formerly owned by an investment fund managed by a real estate affiliate of Chase Manhattan Bank.
H. Pearce Co., Realtors has announced that National Paper & Supply Company LLC has purchased a 32,000-square-foot industrial/warehouse facility at 44 Railroad Avenue, West Haven. The company was previously located at 106 Water Street. Sale price was $600,000. David Roetting of H. Pearce's North Haven Industrial/Commercial office represented the buyer; Louis Buonfiglio of Beazley Regional Center represented the seller.
Angel Commercial LLC has announced that 412-430 Huntington Turnpike LLC has purchased the strip shopping center at 430 Huntington Turnpike, Bridgeport. The multi-tenant building was recently developed by Cyrus Realty of Fairfield. Jon Angel was sole broker in this transaction.
EXCLUSIVE LISTINGS
Fred R. Maretz of Levey Miller Maretz has been named exclusive agent for two New Haven properties for sale or lease. A medical office building at 860 Howard Avenue houses 2,150 square feet on the main level, 1,250 square feet partially finished on the lower level, 11 examining rooms, laboratory, six bathrooms and on-site parking. A 16,500-square-foot industrial or commercial building at 260 Wolcott Street has 18-foot ceilings, three overhead doors, two docks and on-site parking.
Mark Glass of Arnold Peck's Property World has been named exclusive agent by ThreeGen Associates for the former H. Lender Bagel Corp. headquarters at 450 Island Lane, West Haven. The 30,000-square-foot facility is suitable for corporate headquarters, biotechnology or a vocational school. The building houses a two-story atrium reception area, cafeteria, executive offices with conference and private bath. It is sited on 2.09 acres.
Angel Commercial LLC has been named exclusive agent for a 96,512-square-foot facility at 355 Benton Street, Stratford. The USDA-regulated facility is for sale at $4,250,000 or lease.
CONSTRUCTION
OR&L Construction of Branford has been awarded a contract to build a 90,000-square-foot cold storage/distribution facility for Williams Distributing, an Anheuser distributor in Chicopee, Mass. OR&L will serve as general contractor for the $5.5 million project. Also, OR&L has been awarded a contract for a 7,000-square-foot office interior fit-out for Panalam Industries at 20 Progress Drive, Shelton. The company will act as construction manager for the project.
