Steve Calcagni, president of Calcagni Associates, has announced the appointment of three new residential sales agents to the North Haven office. Tracey Slocum-Daddio joined Calcagni in 1992 as an administrative assistant. Dianne Mathews, a Realtor for two years, worked for SNET for 15 years in sales and marketing and customer service. Lorrie Martindale worked on the administrative side of real estate before earning her real estate license five years ago.

Tom Cavaliere, managing partner of the Beazley Co., Realtors Regional Center, has been appointed chairperson of the Public Relations Committee for the Greater New Haven Association of Realtors. Cavaliere has been in the real estate business for 23 years and also serves as president of the Beazley Affiliates Group. Gregory Scott, president of the Beazley, Company announced the appointment of Gregg Wagner as manager of Beazley's Commercial Investment Division. Wagner worked as a commercial sales agent for the company's Old Saybrook office and formerly managed L.C. Properties Inc. of Hilton Head, S.C.

In other Beazley news, Nick Mastrangelo of the company's Orange Regional Center received the President's Eagle Award as residential salesperson of the year. Shirley Birkmeyer of the Madison office earned the Founder's Crystal Award as top producer. Eddy Block of Beazley's Commercial Investment Division was named CID Salesperson of the Year and Block, Ray Starzyk, John Tischio and Elizabeth Brochin were recognized for top sales production in 1999. Beazley also took home three awards in the RELO Annual Advertising & Promotion Contest, winning first place for “Internet Marketing and RELO Referral Promotions” and second place for “Company Forms.”

George C. Ballantyne, vice president of Sotheby's International Realty Inc., has announced that William Orange Realty has been selected as Sotheby's exclusive affiliate for the New Haven area, including New Haven, Bethany, East Haven, Hamden, Milford, North Haven, Orange, West Haven and Woodbridge.

The Woodbridge Land Trust Inc. has announced that Stonewall Development of Woodbridge has donated approximately seven acres to the Woodbridge Land Trust, which will protect the land from any further development and preserve it for the public as open space. The donated land provides an entrance off Nettleton Drive to many of the walking trails on a large parcel of land already under the protection of the trust.

LEASES

H. Pearce Realtors has announced that CTC Communications has leased 4,345 square feet of office space at Hamden Center II, located at 2321 Whitney Avenue, Hamden. The telecommunications business has headquarters in Woburn, Mass. Kevin Smith of Pearce's North Haven industrial/commercial office represented the tenant, while Al Scafati of Press Cuozzo represented the landlord, Hamden Realty Associates, L.P.

Christopher K. O'Hara, senior vice president of Coldwell Banker Commercial NRT Inc. represented 300 Bic Drive Realty Inc. in the leasing of 12,200 square feet of office located at 300 Bic Drive in Milford to State Farm Insurance.

Frank Hird of OR&L Realtors has negotiated leases on four retail spaces in the Yalesville Plaza located at 200 Church Street, Wallingford. Alpha Graphics, a high-speed digital copy center, signed a long term lease on three units and is in the process of building out the space. Lin's Kitchen, a take-out Chinese food store, has signed a long-term lease on one unit.

Angel Commercial has announced that Kornerkick Sports LLC has leased 18,500 square feet at 1791 Stratford Avenue in Stratford. The facility will be used as an indoor soccer complex. Furniture.com has leased 10,000 square feet of distribution space at 1069 Connecticut Avenue in Bridgeport. The location will serve as company's East Coast distribution center. Jon Angel was sole broker in the transaction. J&O Realty LLC has leased 9,000 square feet of office space at the Columbia Medical Building located at 50 Ridgefield Avenue, Bridgeport. Jon Angel represented the tenant and Bob Lewis of HT Hampe represented the landlord. Dictaphone Corp. has leased 8,300 square feet at 116 Quirk Road in Milford. The facility will be used for a new product line targeting the financial sector. The building owner, Santos LLC, has relocated their business to a new facility on Old Gate Lane in Milford. Jon Angel was the sole broker.

SALES

H. Pearce Co., Realtors has announced that O'Connor Automotive has purchased a 7,675-square-foot auto dealership building at 31 Elm Street in West Haven. The site will be used as a used car sale and auto body facility. The value of the transaction was $250,000. David Roetting of Pearce's North Haven industrial/commercial office represented the buyer and the seller, Dest Realty Limited Partnership.

Press/Cuozzo Realtors has announced that Joel Nesson, senior real estate broker, has sold 982 Dixwell Avenue in Hamden. The two-family structure with an attached retail area is zoned for commercial use. The property closed for $75,000. The sellers were represented by attorney Mal Rashba. The buyer, the Love Center Ministry Church, was represented by attorney Wen Della Battey.

Press/Cuozzo also announced that Joel Nesson sold a four-building package of renovated brownstones to a management group. The buildings comprise a total of 12 apartments and are located on Lyon Street near the Wooster Square area of New Haven. The seller, Leading Edge Equities, was represented by attorney Jeffrey Sachs and the buyer, Northeastern Property & Management was represented by attorney Patrick Hulton. The property closed for $315,000.

Other transactions announced by the Press/Cuozzo include the sale of Lot 17 at 73 Cogwheel Lane, Seymour to the JV Precision Machine Co. The 6.3-acre site is located in Silvermine Industrial Park. The seller, Emery Realty, was represented by attorney Scott Hurwitz of Greenberg, Hurwitz, Cooper & Silverman; the buyer was represented by attorney Wayne Sharnick. Joel Nesson of Press/Cuozzo represented the seller and Rhoda Zeiler of Weathervane Agency represented the buyer. The property closed for $240,000. Nesson was also sole broker in the sale of 10 Admiral Street, West Haven. The 1,862-square-foot commercial building is located on a 0.13 acre lot fronting Route 1 in the Allingtown district. The property was purchased by a local businessman as an addition to an automotive dealership. Selling price was $72,500.

Cheshire Nursery, 1317 South Main Street, Cheshire, has been sold to Beebe Garden Center LLC. The sale included 12.5 acres and the 80-year-old business. The nursery had been operated by Marvin Cohen, president of Cheshire Nursery, since 1995. William Beebe, a managing partner of Beebe Garden Center, is a 25-year employee of Cheshire Nursery. Stephen Press of Press/Cuozzo was the sole broker.

Christopher K. O'Hara, senior vice president of Coldwell Banker Commercial NRT Inc., represented 125 Frontage Road LLC in the purchase of the West Haven site to Bayer Pharmaceutical. Bayer purchased the 20,000-square-foot facility for $2.3 million. The purchase is part of Bayer's expansion plants to its headquarters.

John F. Bergin and Marjorie C. Smith of George J. Smith & Son Commercial & Investment Real Estate announced the sale of Milford Car Care Center on Old Gate Lane in Milford for $900,000. The 10,000-square-foot automotive center, located across from Milford Jai Alai, is currently occupied by NECO Engine Replacement, Brake Centers of America, Unique Car Wash and McLube. Buyer Jim Vig, owner of Speedy Muffler in Bridgeport, plans to open a second Speedy Muffler at the Milford location. The property was sold by a local Milford investor.

Scott Zakos of Vidal/Wettenstein LLC have announced the sale of 135 Cherry Street, Milford. The 7,200-square-foot office building sold for $750,000 and is presently leased to a computer software company. David Fugitt of John D. Hastings Commercial Real Estate represented the buyer, Robert Andrew of Westport. The seller was BHR Associates.

Angel Commercial LLC has announced that Fernandes Paving LLC has purchased 688-700 North Washington Avenue, Bridgeport. The 4,500-square-foot building is located on 0.75 acres of light industrial land. The seller, Cicero Trustee, was represented by attorney David Quatrella of Quatrella & Rizio LLC. Jon Angel was the sole broker in the transfer. GJS LLC has purchased the former Angelica Healthcare facility located at 88 Boston Post Road, Milford for $1.3 million. The 90,632-square-foot facility, sited on 3.1 acres, will be used for new auto sales. Jon Angel represented GJS.

EXCLUSIVE

Mark Glassman of Arnold Peck's Property World has been named exclusive agent by ThreeGen Associates for the former H. Lenders Bagels corporate headquarters at 450 Island Lane, West Haven. The 30,000-square-foot facility sits on 2.09 acres

CONSTRUCTION

OR&L Construction has been awarded the contract for renovation of 30,000 square feet for CiDRA Corp. in Barnes Park North, Wallingford. CiDRA provides optical wavelength solutions for network application in the telecommunication and data acquisition industries. Other contracts include the renovation and expansion of the Women's Imaging Center at Sharon Hospital in Sharon and a multiple school fit-out for the Old Saybrook Public School System. OR&L will act as the construction manager for both projects. Also, the company has been awarded a contract for the renovation of 105,000 square feet for Thyssen Copper & Brass Sales in Wallingford. OR&L will act as the general contractor on this $500,000 project.

Mill Meadow Development, sole developer of the Old Saybrook Business Park, has reported the completion of a $1 million building renovation at 6 Business Park Road, Old Saybrook. The site, formerly occupied by Globe Pequot Press, has been fully renovated inside for use as a suburban corporate headquarters facility for Infiltrator Systems Inc. General contractor was the Wentworth Construction Co. Asterisk Inc. will occupy newly renovated space at 4 Business Park Road. Leasing was done by Kevin C. Geenty of the Geenty Group, Realtors.
