SALES

Calcagni Commercial Real Estate of Cheshire has announced the sale of 1.57 acres at 319 Washington Avenue, North Haven to LTD Realty Associates for $250,000. Tom Worth and Ed O'Neill represented the seller while Pat Lucarelli of Lukens Realty represented the buyer.

Great River Center, LLC has purchased Unit No. 7 at 362 Industrial Park Road, Middletown. The 13,000-square-foot facility sold for $833,000. James J. Stanulis, SIOR and Dave Richard of Colliers Dow & Condon represented the owners. The O'Connor Group was sole broker in the transaction.

Frederick P. Petrella, CCIM, president of Connecticut Realty Group, LLC announced that his firm, in partnership with Trammel Crow, has negotiated the sale of 123 Church Street, New Haven. This 40,000-square-foot historic landmark office building is located directly across from the New Haven Green. Connecticut Realty represented the buyer, the Annie E. Casey Foundation/Casey Family Services, while Trammel Crow represented Sovereign Bank, the seller. “Case Family Services will occupy the top three floors of this four-story building, while Sovereign Bank will maintain it New Haven branch on the ground floor,” report Petrella. Casey Family Services will relocate from Shelton following major interior renovations to the new facility.

The Proto Group recently sold 525 Whalley Avenue, New Haven for $165,000 to ALSO-Cornerstone, a New Haven based non-profit organization. Fred Maretz of Levey Miller Maretz represented the buyer, while the Proto Group represented the seller, William DeRosa.

LEASES

The Proto Group has announced that Diversified Employment Services has leased 1,860 square feet at Whalley Commons Shopping Center, New Haven. The tenant signed a five-year lease with several options to renew. Whalley Commons is anchored by Walgreen's, Blockbuster Video, Radio Shack, the U.S. Postal Service and Opticare. It is owned by ACI Realty of Atlanta, Ga.

The Proto Group was also sole broker in the transaction representing physician Eugene Constantinou, who signed a five-year lease for 1,700 square feet at Tommy K's Plaza, Oxford. Constantinou practices internal medicine and is affiliated with Griffin Hospital in Derby.

H. Pearce Co., Realtors has announced that Marrakech Inc., acting on behalf of the Connecticut Mental Health Center, has leased 5,316 square feet of office space in the Marlin Business Center, 85 Willow Street, New Haven. The space will be used for the Healthcare Outreach Program. The outreach program was forced to move after its building on Whalley Avenue suffered extensive fire damage. Kevin Smith and Ed O'Neill of Pearce's North Haven Industrial/Commercial Division exclusively represented the buyer/tenant, while Windsor Management Co. represented the landlord.

The Hospital of Saint Raphael and Yale-New Haven Hospital have also leased 14,731 square feet of office space in the Marlin Business Center. The space will be used by the hospitals for their New Haven Sponsor Hospital Program, which trains and certifies pre-hospital health-care professionals to render lifesaving care. The facility was moved from East Street in New Haven.

Scotts LawnService, a division of the Scotts Co., has signed a lease for 12,000 square feet in Berlin Commerce Park, 105 Clark Drive, East Berlin. Scotts LawnService will offer professional applications of fertilizer, weed, insect and disease control and will service the Hartford metro area from this location. Dan Granquist of Polina Corporate Real Estate represented Scotts LawnService, while Virginia Vinci and Neil Riley of H. Pearce's Rocky Hill office represented the landlord.

H. Pearce Co.'s North Haven Industrial/Commercial Division negotiated a 10,000-square-foot office sublease for Dana Corp. of Toledo, O., at 2391 Whitney Avenue, known as Hamden Center One. Metro Marketing Resources Inc., which began operation in 1991 in North Haven, is a marketing-services firm which specializes in the development of targeted print communications for clients such as Boston Market, D'Angelo Sandwich Shops and Wireless Zone. This multi-year sublease will provide adequate space for Metro's corporate headquarters.
