Contractors Annouce Winning Projects

The Associated General Contractors of Connecticut (AGC/CT) has announced winning projects in its first Build Connecticut Awards. Honors went to Connecticut construction projects displaying the highest degree of excellence in four categories: new large construction, new small construction, large renovation and small renovation. New large construction winner was Bridgeport Energy Power Plant, Bridgeport by contractor O&G Industries Inc. of Torrington; new small construction, Malone Science Center at Hopkins School in New Haven by Newfield Construction. Inc. of Hartford, contractor; large renovation, Sterling Law Library at Yale University by Turner Construction of Milford; and small renovation, A. Whitney Griswold Science Building at Hotchkiss School in Lakeville, O&G Industries Inc. of Torrington, contractor.

Jon Angel has announced the establishment of Angel Commercial, LLC, a commercial and industrial real estate firm serving Fairfield and New Haven counties. The firm will be headquartered at 114 Meadow Street, Fairfield. A lifelong resident of Connecticut, Angel has more than 12 years of experience in sales and real estate.

LEASES

George J. Smith & Son Commercial & Investment Real Estate has announced the lease of the former Black & Decker building at 481 Boston Post Road, Orange to AT&T Wireless, which will use the building for a sales showroom and service area for its cellular phone business. Carl G. Russell represented the owner of the building, A.O.S. AT&T was represented by Patrict Breslin of CB Richard Ellis.

Levey, Miller, Maretz & Proto has announced that McLaughlin, DelVecchio & Casey has signed a five-year lease for 4,000 square feet at Square Nine, One Church Street, New Haven. Bill Silverman and Steve Patten were sole brokers in the transaction. Also at One Church Street, the Millennium Institute of Computers has signed a five-year lease for 7,592 square feet on the first floor. Millennium was represented by E. Tyler Della Valle of Beazley's Hamden office. The landlord, One Church Street Associates of Greenwich, is represented exclusively by Bill Silverman and Steve Patten.

Bottega Giuliana has signed a three-year lease with Chapel Main Associates to relocate its store to 954 Chapel Street, New Haven. The 3,500-square-foot store will offer shoes, clothing and accessories. The former location at 1052 Chapel Street will become an upscale gift store, ArteDiBottega Giuliana. Bill Silverman of Levey, Miller, Maretz & Proto represented the landlord, while Steve Patten represented the store.

Press/Cuozzo Realtors has announced the completion of a multi-year lease to MRG Search & Placement Inc. for the first floor at 2751 Dixwell Avenue, Hamden, known as the Meadowbrook Building. Press/Cuozzo was sole broker, with listing broker Joel Nesson acting on behalf of the landlord, T&F Inc.; leasing agent Albert Scafati represented the tenant. The base years plus option have a value of approximately $130,000.

Lexington Partners/NAI has leased a total of 132,000 square feet of new warehouse space at 33 Stiles Lane, North Haven. Graebel Companies, an international moving and storage company, occupied 85,000 square feet in December. Fred Petrella, formerly with Sentry Commercial, represented Graebel. Rittal Corp., an international manufacturer of enclosure systems, will relocate its Northeast warehouse and distribution hub from its facility in Meriden to the site, occupying 47,000 square feet. Tim D'Addabbo of Cushman & Wakefield represented Rittal.

Coldwell Banker Commercial has announced that KMM Telecommunications is relocating its manufacturing facility to 346 Quinnipiac Street, Wallingford. Headquartered in Lincoln Park, N.J., KMM Telecommunications is a minority-owned company with $200 million in annual sales. It specializes in materials management, cable cutting and equipment handling for cable companies. KMM signed a long-term lease for 36,000 square feet. Christopher O'Hara of Coldwell Banker represent KMM, while Weed Realtors represented the owner, George Cooke Properties.

C.A. White announced that Curves for Women has signed a lease for approximately 2,000 square feet at 136 Berlin Road, Cromwell. Joe Claffaglione of C.A. White represented the landlord, Cromwell Commons Limited Partnership, while Michelle MacNeil of Realty Executives represented the tenant.

H. Pearce Co. Realtors announced that the Turbomotive Inc. division of ALOLOIS has leased 10,500 square feet of industrial space at 130 Universal Drive, North Haven. The space will be used as the company's East Hoast headquarters and F.A.A. engine repair station. Carl Zinn of H. Pearce's North Haven Industrial/Commercial office exclusively represented the lessor, William Berluti; Vincent Engingro of Select Sites represented Turbomotive.

SALES

Victor Nolletti and Steve Witten of Marcus & Millichap Witten & Nolletti Investment Real Estate Services were sole brokers in the sale of Capitol View Apartments at 600 Asylum Avenue in Hartford for $9,387,500. Grove Hartford Associates LP, seller of the 270-unit property, employed the legal services of Edward McNamara of Kroll, McNamara & Evan, LP of West Hartford. Purchaser Capitol Garden was represented by Joseph Hershkowitz of Franklin & Hershkowitz.

A partnership formed by Woodgreen Management Inc. of West Haven purchased School Street Square Shopping Center at Route 5, Ellington Road, East Hartford for $16.1 million. The 150,000-square-foot shopping center was formerly owned by a partnership headed by the Hutensky Group, which also acted as broker for the sale.a

Beazley Co. Realtors has announced the sale of 16 Commercial Street, Branford to 16 Commercial Street LLC. The 20,000-square-foot industrial facility sold for $600,000. Ray Starzyk represented both the seller, Charles Webber, and the buyer. Also, Starzyk negotiated the sale of 283 Crown Street, New Haven to Mimi LLC. Mimi purchased the ten-unit apartment and commercial building for $225,000. Starzyk represented both parties.

EXCLUSIVE LISTINGS

M.F. DiScala & Co. has been named exclusive leasing agent for 225,000 square feet of warehouse/distribution space at Progress Distribution Center in West Haven. Progress Distribution Center is owned by Orion Haven Limited Partnership, which includes Covington Capital Corporation of Aspen, Colo. and Michael F. DeScala. Joseph D. Breault and Michael Wendel of M.F. DiScala are representing the owners exclusively.

Sentry Commercial Real Estate Services Inc. has been named exclusive agent for 550 Research Parkway, Meriden. The 321,000-square-foot industrial building is located on 25.2 acres and is owned by 550 Research Parkway Inc.

CONSTRUCTION

The Dowler Group, a Madison-area home builder, is remodeling the Arts Barns building to accommodate the Madison Youth Center, which will serve as a gathering place for teens in grades seven to 12. First phase of the renovation is scheduled for completion in March. The project is part of a nationwide community-service effort, Home Builders Care 2000. The remodeling design was done by Tom MacDonald, a partner of East Wharf Architects Inc.

OR&L Construction has been awarded a contract for the construction of a 10,000-square-foot manufacturing facility for the Lee Co. in Westbrook. OR&L will be general contractor on this $1 million project. Also, the company was awarded a contract for the interior renovation of two lab areas at Science Park in New Haven. Acting as construction manager for Connecticut Development Technology Corp., OR&L will renovate space for their clients, Cellular Genomics and Iconics.
