The Greater New Haven Association of Realtors recently installed new officers. Gregory Scott has been named president. Sandra Schede was elected president-elect; James Fazzone, first vice president; Robert Fischer second vice president; Louise Zemina, treasurer; and Jim Wrozek, secretary. Directors for 2000 are Maureen Campbell, Steve Montesano and Robert Dow. Directors for 2001 are Harriet Cooper, Jim Porto and Marc Siegel. Directors for 2002 are Paul Gradwell, Lee McParland, Frank D'Ostillio and Al Scafati. Bill Vibert, incoming president of the Connecticut Association of Realtors, will install Scott, who takes the helm from outgoing president Corinne Ambrose.

Prudential Connecticut Realty was recently honored with three marketing awards from the Connecticut Association of Realtors. The firm won first prize in the “Stationery & Business Cards” category, second prize in the “Signs and Sales Aids' category and honorable mention in the Brochures' category. The annual competition, entered by over 1,800 Connecticut firms, was judged by Cashman and Katz Advertising.

Steve Witten of Marcus & Millicap Investment Real Estate Services has been named executive director of the National Multi-Housing Group. The eight national executive committee members are drawn from various markets throughout the U.S. and focus on all aspects of apartment valuation, regional market information, institutional buyer/seller relationships, legislative matters and strategic advances in apartment living. Witten is the senior regional broker for his firm, responsible for Connecticut, Massachusetts and Rhode Island. He is considered an industry expert on multi-family property values, current and future investor criteria and apartment sales and brokerage.

Brian Pieczko has joined Beazley Co., Realtors as marketing director of the New Homes & Development Division. Pieszko has more than 20 years of experience in residential and new construction sales. He is currently completing the Certified Residential Broker designation programs.

SALES

George J. Smith & Son Commercial & Investment Real Estate has announced the sale of a 64,000 square foot industrial building at 400 Frontage Road, West Haven. The property is currently occupied by Enthone-OMI, a division of Asarco, and the United Illuminating Co. Smith's Carl G. Russell brokered the sale on behalf of the owner, Eastern Realty Investments. TMC Properties was the buyer. The company recently purchased a neighboring industrial building on Frontage Road.

Ellen Nathanson of Press/Cuozzo Realtors recently completed the sale of a seven-unit residential apartment complex at 345-347 South Main Street, Cheshire. Rebuilt in 1989, the complex consists of one single-family home, one four-unit building and one two-unit building. Sale price was $455,000. Ellen Nathanson represented the purchasers, Mark and Karen Nash. Listing agents were Karen Brimberg and Roberta Havelick of DeWolfe Cheshire Real Estate.

Victor Nolletti and Steve Witten of Marcus & Millichap Witten & Nolletti Investment Real Estate Services have announced the sale of four apartment buildings totaling 313 units. The aggregate price for the four-building package was $12,850,000. Included are the Hamden Centre Apartments, 169 School Street, Hamden; Dogwood Hills Apartments, 200 Evergreen Avenue, Hamden; Ocean Reef Apartments, Nautilus Drive, New London; and Sandlewood Apartments, Nob Hill Road, New London. The sale is the second largest apartment transaction to close in 1999. Grove Property Trust was the seller. Ansonia Acquisitions-IV, LLC was the buyer.

H. Pearce Co., Realtors has announced that the Good News Christian Center Inc. has purchased the former Colonial Park banquet facility, a 20,000-square-foot building at 46 John Street, Wallingford. The building will be utilized at the main church facility. David Melillo and David Roetting of Pearce's North Haven Industrial/Commercial office were sole brokers in this transaction.

H. Pearce Co. has announced that Anderson-Wilcox has purchased two office/retail buildings totaling 19,000 square feet at 96-102 Broad Street, Guilford. Anderson-Wilcox will be upgrading the two buildings, which are currently occupied by Norton Publishing and Trailblazer Inc. Joel Galvin of Pearce's North Haven Industrial/Commercial office exclusively represented the buyer, while Jay Wamester of Pearce's Wethersfield office exclusively represented the seller, Lennar Partners.

Victor Nolletti and Steve Witten of Marcus & Millichap Witten & Nolletti Investment Real Estate Services were sole brokers in the sale of Twin Arms Apartments at 185-187 Scott Road, Waterbury. Selling price was $550,000. The complex includes 24 units in two buildings. Seller was James Frageau; the buyer was William Steczkowski. The buyer was represented by attorney E. Jack Shore and the seller by attorney Mark Capuano. New first-mortgage financing was provided by Ridgefield Bank. The firm also announced that it was sole broker in the sale of the Barons Apartments at 191 Queen Street, Southington. The 54-unit complex sold for $2,637,000. Grove Property Trust was the seller, with legal services provided by Peter Sorokin of Rogin, Nassau, Caplan, Lassman & Hirtle. Richard Lublin, Trustee, was the buyer with legal services provided by Craig Taschner of Poliny & Taschner, LP.

LEASES

Pyramid Real Estate & Management Co. has announced that Team Management Inc. has leased 1,000 square feet of office space at 500 Summer Street, Stamford. Bruce W. Sheldon represented the tenant; Bob Miller of Prudential Commercial Real Estate represented the landlord, Third Millennium Properties. Also, George P. Kelly, M.D. has leased 1,035 square feet of space at 10 Mott Avenue, Norwalk. Bruce Sheldon represented the landlord. Caldwell Banker Real Estate has renewed its lease of 3,600 square feet of office space at 1700 Post Road, Fairfield. Brian J. Dornan represented the landlord, Heritage Square LLC, and the tenant. Unishippers has leased 2,000 square feet at 1246 Post Road East, Westport. Brian Dornan represented the landlord and Fred Brown of DVB represented the tenant. Communications Design Group Inc. has leased 3,672 square feet at 848 High Ridge Road, Stamford. Bruce W. Sheldon represented the tenant; the owner is Ottaviano & Tehant. Magic Nail has leased 750 square feet at 38 West Putnam Avenue, Greenwich. Brian Dornan represented the landlord and the tenant in the transaction.

H. Pearce Co. has announced the Hanger Prosthetic and Orthotics Inc., d/b/a Newington Orthotic & Prosthetic System, has leased 2,000 square feet of office space at Prince Professional Center, 46 Prince Street, New Haven. The Maryland company will utilize the space as their New Haven Patient Care Center. David Mellillo of Pearce's North Haven Industrial/Commercial office exclusively represented the landlord, Prince Medical Inc., and the tenant.

John F. Bergin and Carl G. Russell of George J. Smith & Son Commercial & Investment Real Estate have announced that Gambro Healthcare Patient Services of Nashville, Tenn. has leased 7,800 square feet of commercial space at Tower Square Shopping Center, 470 Bridgeport Avenue, Milford. The facility has been completely renovated for use as a kidney dialysis outpatient center. Owner of the property is Trefz Properties, which was represented by Michael Berke of Oxford Realty.

H. Pearce Co. has announced that Ryerson Inc. has leased a warehouse facility of 27,000 square feet at 30 Edmond Street, Hamden. The building will serve as the company's main office and warehouse facility for long-distance trucking and moving/storage business. The value of the transaction was in excess of $490,000. Kevin Smith of Pearce's North Haven Industrial/Commercial office exclusively represented the tenant. Chris McLaughlin of McLaughlin Real Estate represented the landlord, Orchar Investments, LLC.

Carl G. Russell of George J. Smith & Son Commercial & Investment Real Estate has announced the lease of 5,000 square feet at 890 Boston Post Road, Milford. The building was leased by Connecticut Wings, owners of Hooter's Restaurants in Connecticut. Formerly occupied by Wayside Clothes, the restaurant will be the 245th in the chain. Also, John F. Bergin and Carl G. Russell announced the lease of 20,000 square feet of light industrial space to A.M.D., LLC of Fairfield. The facility, at 100 Saw Mill Road, West Haven will be divided and renovated for use as a warehouse and distribution center for the tenant's retail stores. Owner of the building is Oil Services Inc. The tenant was represented by Robert Berke of Oxford Realty.
