At Capitol, Yale moves to clear path for razing Maple Cottage

A proposed amendment to section 22(a) of Connecticut's general statutes now before the state legislature prohibits individuals from taking action to prevent the destruction of historic landmarks by educational institutions without the consent of the state's attorney general. At present, individuals can sue the institution to save historic buildings.

Raised Bill No. 6902, now under consideration by the General Assembly's Planning & Development Committee, was prompted by Yale University's battle with a group of citizens over Maple Cottage. The university had planned to tear down the Trumbull Street structure and has been fighting it out in court with a group of citizens who want the structure saved.

Anstress Farwell, a member of Friends of Hillhouse Avenue, the group that has been trying to save Maple Cottage, opposes the amendment to Connecticut General Statutes Section 22(a)-19(a) which provides standing for private citizens to maintain an action under the Environmental Protection Act for the protection of the public trust in the historic structures and landmarks in the state.

“The amendment would effectively exempt any educational institution that has adopted a comprehensive plan for the development and renovation of its campus,” said Farwell, pointing out that “Educational institutions own many of the historic treasures in this state.”

The Connecticut Conference of Independent Colleges (CCIC) has come out in favor of the proposal. Said CCIC President Judith B. Greiman: “The current preservation statutes foster an environment of endless conflict that compromises the ability of higher education institutions to manage their resources effectively. This is especially difficult for our urban institutions that tend to have older properties which are more frequently in need of renovation.”

In other action, the General Assembly has referred a proposed bill to the Committee on Planning & Development concerning repairs to structures located in historic districts. The bill proposes that the general statutes be amended to authorize municipalities to force repairs to structures located in historic districts. The bill permits municipalities to perform the repairs themselves and to lien the historic structure to recover repair expenditures. The purpose of proposed Bill No. 589 is to prevent the deterioration of structures in historic districts.

The New Haven Real Estate School will offer an Appraisal I class beginning April 27 and running Tuesdays and Thursdays through May 20, 6-9 p.m. Instructor is Joseph Waple, certified residential appraiser. Tuition and books are $229.

W. Michael McCulley, CCIM, broker owner of RE/MAX Commercial Advantage, LLC, Middletown, has received the Platinum Club award for excellence in sales at the recent RE/MAX of New England Awards Gala, held in Boston. The award goes to sales associates who have earned more than $250,000 in annual commission income.



MJB Real Estate Services Corp. has announced the appointment of Daniel Garofalo as senior vice president to head up the company's office at 21 New Britain Ave., Rocky Hill. Garofalo, formerly of Grove Property Trust, will be responsible for expanding the property management division and handling investment sales with an emphasis on shopping center and multi-family properties.

SALES

The former Cassone's Bakery site at 617 Hope St., Stamford, a 20,000-square-foot building on two acres of industrial land in Research Park, has been sold. The buyer, 10 Hope Investors, LLC, an affiliate of Bolliger Inc., plans to demolish the existing building and expand the adjoining warehouse. Dick Palmer of Pyramid Real Estate & Management Co. represented the buyer; Mary Cassone of Mary Cassone Realty represented the seller.

Tucker Investments, LLC of Westport has purchased Nob Hill Plaza, a 77,194-square-foot shopping center on 4.8 acres on Huntington Turnpike, Bridgeport. Major tenants include Brooks Drug, Food World Supermarket and Dunkin Donuts. The purchase price was $3,700,000. The seller was Huntington Investment Co. of New York City. Cynthia Tsokalas of Fisher Real Estate represented the buyer and seller.

Repaci Mold & Tool Co. has purchased a 17,000-square-foot industrial warehouse building at 921 Farmington Ave., Berlin. The building was purchased from Keebler Co., which acquired the building in its acquisition of Sunshine Foods. Steven Inglese and Martin Kenny of Lexington Partners represented Keebler; Marilyn Nowland and Chris McGlauglin of McGlaughlin Real Estate represented Repaci.

Ground Strokes, LLC has purchased 3336 Fairfield Ave., Bridgeport and plans to build a multi-court tennis facility and clubhouse on the 1.7-acre site. The seller, United Investments of Fairfield, had demolished the building prior to the disposition to prepare the site for future development. Jon Angel of Colonial Reality represented both parties.

VTM Concepts has purchased a 21,170-square-foot industrial/commercial building at 22 Prindle Hill Rd., Orange, from Wiehl Properties of Westport. Bill Wiehl represented the seller. VTM will relocate to the facility from Shelton. Jon Angel of Colonial Realty represented VTM.

Salem Heights, LLC of Fairfield has purchased the former Sero Shirt facility at 130 Hamilton St., New Haven for approximately $2.2 million. Frank DiNardo of DiNardo Enterprises represented the buyer and Levey, Miller, Maretz & Proto, LLC represented the seller, Hamilton Realty The building is 80,000 square feet on two levels sitting on two acres of land just off the corner of Grand Avenue and Hamilton Street.



Cucinelli Associates has purchased a 17,000 square foot professional office building at One Evergreen, Hamden. The building will be utilized by Cucinelli Associates as an additional investment for
its portfolio of real estate holdings. Value of the transaction of $1,165,000. Joel Galvin and Craig Fuchs of H. Pearce Company's North Haven Industrial/Commercial office exclusively represented the owners, Anthony and Jane Cucinelli and Vincent Engingro of Select Sites represented the seller, William Crossley.

LEASES

Carolee Designs Inc., a jewelry manufacturer headquartered in Greenwich, has leased 4,150 square feet of warehouse space at 225 Greenwich Ave., Stamford. Tom Torelli of Allied Property Group represented the tenant, while Dick Palmer of Pyramid Real Estate & Management Co. represented the landlord, R&R Reality.

New Canaan Bank & Trust Co. has leased 6,330 square feet at 1959 Summer St. at Fifth St., Stamford. Norman Lotstein of Pyramid Real Estate & Management Co. represented both tenant and landlord. Pyramid also announced that Creative Cookies has leased 1,000 square feet at Rainbow Plaza, 203 Main Ave., Norwalk. Lotstein represented both tenant and landlord.

H. Pearce Co., Realtors has announced the SARAH Inc. has leased 3,500 square feet of office/recreational space at 51 Boston Post Rd., Madison. SARAH will headquarter its Seniors in Action program at the site. The leasing price was $192,500. John Galvin of H. Pearce's North Haven office represented both the tenant and the landlord, Elm City Jewelers.

C.A. White Inc. has signed Labor Ready as a new tenant for 1215 Chapel St., New Haven, a 2,800-square-foot retail space. C.A. White's Alli Deming represented the landlord, Schaffer Associates.

Delta Consulting has subleased the former offices of Baldwin-Davlin Corp. at 929 Kings Hwy. East, Fairfield. The 15,000-square-foot building is owned and operated by United Properties. Delta relocated from Trumbull and plans to use the space for corporate offices. Jon Angel of Colonial Realty represented Baldwin-Davlin; David Gorbach represented Delta.

Zimmer of Connecticut has leased a sales and warehouse space at 555 Lordship Blvd., Stratford. Zimmer, a supplier of prosthetic devices, has relocated from Norwalk. The new location is owned and managed by Stratford Development Co. Jon Angel of Colonial Realty represented both lessor and lessee.

Lifetime Signs Inc. has leased 7,000 square feet 264 Seymour St., Stratford. The company will used the space for office and manufacturing. Jon Angel of Colonial Realty represented the tenant and landlord.

Hope Capital LLC has purchased the former Catic-USA condominium located at 418 Meadow St., Fairfield. The unit is 9,800 square feet of office/warehouse space. Catic was represented by Les Fradkoff of William Pitt Real Estate; Jon Angel of Colonial Realty represented the purchaser.

Ben Andrews of Capital Marketing Investments has leased 1,900 square feet at 9 Lewis St., Hartford. Morning Pond Resources represented the landlord, Lewis Street Three, LLC, and was sole broker. The site is a four-story office building which fronts on Trumbull Street.

TBA Inc. has expanded its lease by 4,779 square feet at 116 Washington Ave., North Haven. Travor David of Morning Pond Resources represented the tenant; Candid Corp. represented the landlord, One Hundred Ten Washington Avenue L.P.

EXCLUSIVE LISTINGS

Jon Angel of Colonial Realty has been appointed exclusive agent for a build-to-suit project of up to 51,400 square feet at Robinson Blvd., Orange, a 5.2-acre site. All required approvals have been obtained.

CONSTRUCTION

Borghesi Building & Engineering Co. Inc. of Torrington has been awarded a contract to supply the Bulter Structure System for a new 40,000-square-foot facility for 500 Kings, LLC. The project is located on Kings Highway East at Jennings Rd., Fairfield.
