OR&L has been awarded a contract to participate in the management of 2.5 million square feet of educational facilities for the Stamford Public Schools. OR&L will provide comprehensive facility supervision of custodial services as well as providing consultation for the selection, implementation and management of a computerized maintenance management system. The firm has also completed construction of the $2 million Family Golf Center in Shelton. The company has been contracted to manage 60,000 square feet of office space at 14-16 Progress Drive in Shelton.

The interior design firm of Cama has been awarded an interior-design contract by Clarian Health Partners Inc. for work at the Riley Outpatient Center in Indianapolis, Ind.

SALES

Tamarack Apartments on 169-171 West Spring Street, West Haven, has been sold to Tamarack Apartments, LLC. Selling price for the 24 units was $550,323. Bobbie Davis of Morning Pond Resources represented the seller, Pier Properties, and was sole broker in the transaction.

Witten & Nolletti has sold Harrision Street Apartments, 27 Harrision Street, Meriden, for $460,000. The two-story building houses 14 two-bedroom units. The seller was Richard Del Favero and the buyer Bill Stazkowaski. The buyer was represented by attorney E. Jack Shire and the seller by attorney Frank St. John of Larson, St. John & Johnson, P.C.

Grubb & Ellis Co. has negotiated the sale of the former Transwitch Corp., 8 Progress Drive, Shelton, for $3.5 million to Winstanley Enterprises, LLC, a Massachusetts development corporation. Grubb & Ellis renegotiated the sale from Archon Group, LLP, of Irving, Tex., a real estate investment division of Goldman, Sachs & Co. The 63,000-square-foot, two-story building will be marketed as a corporate headquarters or a multiple tenant-use building after upgrades are completed.

H. Pearce Co., Realtors has sold a four-story parking garage at 280 Crown Street, New Haven, to Central Parking System Realty of New York Inc. The sale was in excess of $300,000. Chris Nolan, SIOR, and David Melillo of H. Pearce's North Haven Industrial/Commercial Office exclusively represented the sellers, Thomas Thompson and Ethel Toole, and the buyer, Central Parking System Realty.

Press/Cuozzo Realtors has sold the Puleo & Thompson building, located at 3139 Whitney Avenue, Hamden, for $192,500. The building had been converted from a residence to office space. Joel Nesson was the listing agent and represented the owner, Joseph Puleo. The buyer was represented by Maryanne Corvion of the Beazley Co.

Carl G. Russell and John F. Bergin of George J. Smith were sole brokers in the sale of the former Fairchild Sales Recreational Vehicle Center, 804 Bridgeport Avenue, Milford, for $800,000. The 2.5 acre site includes 10,000 square feet of sales and service buildings.

John F. Bergin of George J. Smith & Son represented the owners in the sale of a six-unit retail center at 246-248 New Haven Avenue, Milford, The strip center was purchased by a local investor for $430,000 and was represented by Peter Burns of Burns & Burns Real Estate.

The Hurley Group has purchased 39 Church Street, New Haven from New Haven Savings Bank for $175,000. The 26,000-square-foot building will be leased for office space following renovations. Bill Silverman, Fred Maretz and Steve Patten of Levey, Miller Maretz & Proto brokered the transaction.



CONSTRUCTION

OR&L Construction has been awarded the following contracts: Ground has been broken for the second time for a project for Vero Electronics Inc. of Wallingford, an international supplier for frequency-controlled electronic packaging for communications, computer, electronics and defense industries. OR&L was part of the design-build team that built the original 60,000-square-foot structure. The current project will add 45,000 square feet to the manufacturing space. OR&L has been awarded the construction-management contract for Seacrest Retirement Center, West Haven. Site work includes a 75-bed expansion to the existing facility as well as exterior and interior building renovations. The company has received a design-build contract for Precision Computer Systems, Shelton, a personal computer reseller and consulting service provider. In conjunction with architect Matt Williams, OR&L will design and construct a new 20,000-square-foot office facility. OR&L has also been awarded a construction-management contract on behalf of the Lee Co., Essex. Work includes the addition of a 37,000-square-foot manufacturing renovation to the existing facility.

Konover Construction Corp. is the general contractor for the new CVS Pharmacy, 492 West Main Street, Meriden. Project architects for the 10,125-square-foot retail building are Keyes Associates, of Providence, R.I.



LEASES

Community Health Network of Connecticut Inc. has renewed its lease of 10,400 square feet at the Meriden Enterprise Center. Trevor Davis of Morning Pond Resources represented the tenant and was sole broker in the transaction.

Precious Cargo Daycare has leased 5,233 square feet at 249-251 West Main Street, Branford. CB Richard Ellis handled the lease. Diane Frailey Petra negotiated the transaction and represented the landlord, Ed Steinlauf. The facility will be used as a day-care facility for children.

New Horizons Computer Learning Center has signed a seven-year lease for 12,850 square feet at Blake Street Center, New Haven. Levey, Miller, Maretz & Proto is the exclusive real estate broker for Blake Street Center. Steve Miller and Bill Silverman of Levey, Miller were the agents for the lease transaction.

Renal Research Institute & Metabolism Associates have leased 8,000 square feet of office space at Building No. 34 East Industrial Road, Branford. The space will be used for the Eastern New Haven County Dialysis Center. Chris Nolan of H. Pearce Co. exclusively represented the tenant while Richard Lee of OR&L represented the landlord, First Evergreen Corp. The value of the lease is in excess of $550,000.

Estrata Communications has leased 10,000 square feet at 171 Amity Road, Bethany. Diana Frailey Petra of CB Richard Ellis represented the landlord, Bernard Burge, and procured the tenant.

Keeny Manufacturing has leased space at 475 Willard Avenue, Newington. The company is the first tenant in the 600,000-square-foot facility, the largest industrial building in the greater Hartford market. Nichols R. Morizio of Colliers Dow & Condon is the leasing agent, and Art Ross of Hart Corp. represents Kenney Manufacturing.

Tristate Material Testing has leased 2,000 square feet of industrial space at 121 North Plains Industrial Road, Unit P, Wallingford. Paul Roy of the H. Pearce Co. represented the tenant. The landlord is David Brown of David Brown Associates.

Morrison Knudsen, a national engineering firm, has leased 2,012 square feet of office space at 1000 Sherman Avenue, Hamden. Diane Frailey Petra of CB Richard Ellis represented the tenant and Steve Patton of Levey, Miller, Maretz and Proto represented the landlord, Eva Barakos Landino.

Sweet Relief, a café, has leased 1,550 square feet at Audubon Court, New Haven. Diane Frailey Petra of CB Richard Ellis represented the landlord, Audubon Properties, and procured the tenant.

The Yale University School of Medicine has leased 5,400 square feet at One Church Street, New Haven. Diane Frailey Petra of CB Richard Ellis represented the landlord, One Church Street at Square Nine, and procured the tenant.

Manpower International, a temporary-employment agency, has leased 1,530 square feet from Liberty Plaza at 101 Barnes Road, Wallingford. David Barnes of CB Richard Ellis represented Manpower.

Fosdick Industries has sub-leased 167,692 square feet of industrial space at 34 Barnes Park Road, Wallingford. Nicholas R. Morizio of Colliers Dow & Condon handled the sub-lease. Fosdick was represented by CB Richard Ellis.

Molecular Staging Inc. has leased 7,000 square feet of office-laboratory space on a short-term lease at 66 High Street, Guilford, to be used as its temporary Connecticut headquarters. Joel Galvin and Carl Zinn of the H. Pearce Co. represented Molecular Staging and the landlord, 66 High Street Corp.
