The Connecticut Building Congress' third annual golf tournament raised almost $13,000 to assist Habitat for Humanity of Greater New Haven. The September 28 outing took place at the Yale University Golf Course, with 143 players participating. Habitat for Humanity creates home-ownership opportunities for low-income, working families. It has constructed or rehabilitated 22 units in New Haven over the past 12 years.
The Connecticut Building Congress is accepting nominations for the 1999 CBC Project Team Awards. The awards are given each year to recognize project team members who demonstrate outstanding cooperation and teamwork to contract building projects in Connecticut. Projects must have been substantially completed and ready for use between January 1, 1996 and December 31, 1998. At least one member of the project team must a CBC member. SALES
Witten & Noletti has sold Park Place East Apartments, a 32-unit complex at 9 Park Street, Stafford Springs, for $895,000. The complex consists of 26 two- and six one-bedroom units. The seller was Grove Stafford Springs Associates, LP, and the buyer Park Place Associates. The latter was represented by attorney Dan Nagel of Cohen & Wolf, and the seller by attorney Richard Shea Jr. of Cohen & Birmbaum, Hartford. Victor Nolletti represented the seller, while Gary Witten represented the buyer.
A 4,600-square-foot industrial facility has been purchased by Spectrum Properties, LLC at 2999 Blacks Road, Cheshire. The property, including 3.3 acres of land, was sold for $362,000. Cheshire Real Estate was exclusive broker in the transaction, with James Fazzone representing the buyers and Frank Devine representing the sellers.
Bristol Court Apartments at 129 Meadow Street, Bristol, an 18-unit complex, fetched $170,000 from West Meadow, LLC. Bobby Davis of Morning Pond Resources represented the seller, Pier Properties.
243-255 Laurel Street, Hartford, a 34-unit apartment complex, has been sold by Colliers Dow & Condon for $300,000. They buyer is 243-255 Laurel, LLC, and the seller SLC Associates. Donald Mondani of Colliers Dow & Condon represented both parties.
Mary Jane Hesford has purchased two light industrial buildings at 18 Knollwood Road, Clinton, encompassing 13,000 square feet, for $400,000. The buildings will be used by Gymnastics World of Clinton Inc. as a gymnastics school facility. The company relocated from Clinton's Heritage Park for expansion. Joel Galvin and Joe Fitzgerald of H. Pearce Co. exclusively represented the seller, William Palmer. William Belcher of Lively Real Estate represented the buyer.
CONSTRUCTION
Konover Construction has broken ground for the Creamery Brook Senior Living Community on Vina Lane in Brooklyn. Konover is general contractor for the facility, which is owned by Pierce Baptist Homes Inc. The 84-unit living facility will encompass approximately 100,000 square feet. Project architects are Dziki Associates Architects of Brooklyn.
Petra Construction is building a cardiac catherization lab at the Hospital of Saint Raphael in New Haven. Siting the lab required moving and renovating existing facilities - including a lecture hall, administrative offices and staff lounge - to make room for the new lab, which is expected to be completed in December 1999.
Borghesi Building & Engineering Co. has been awarded a design/build contract for renovation work at Hygrade Precision Technologies Inc. in Plainville, as well as for the design and construction of a new maintenance and storage facility for the Eastwood Country Club, Torrington.
The McIntire Co. is building a new facility to house its manufacturing, sales and adminstration at Clark and Minor streets, Bristol. The facility will be designed and built by Borghesi Building & Engineering Co. McIntire manufactures specialized cable pressurization and related accessory equipment for the telecommunications industry.
HRP Associates Inc. has been selected by the town of Bethlehem to prepare design documents for the construction of sidewalks to be constructed on Main Street (Route 61).
North Haven-based Diversified Technology Consultants has won a five-year, $25 million contract from the U.S. Army to provide design and construction services at army facilities worldwide. DTC will function as engineer/constructor for new and existing military facilities that will include offices, maintenance facilities, training centers and residences.
EXCLUSIVE LISTINGS
HRH/Atlas has completed construction of 6,700-square-foot police substation at a cost of $1.2 million on State Street, Bridgeport. The substation is a single-story building designed for police administration and for use by the West End Community Development Center. Site work included parking spaces for 37 cars and a police refueling station.
The downtown Wallingford retail building at 144-156 Center Street will be marketed exclusively by H. Pearce Co. and handled by Paul Roy. The 15,000-square-foot brick building is situated on 0.35 acres located three blocks from Route 5.
LEASES
McMullan Advertising has leased 4,400 square feet at 249-251 West Main Street, Branford from physicians Steve Tarden and Ed Steinlauf. Diane Petra of CB Richard Ellis was sole broker.
Several recent leases have been signed at Merritt Crossing, 440 Wheelers Farm Road, Milford. Expocon Management Associates Inc. has leased 13,916 square feet. The Boston-based Expocon is a trade-show management business and a wholly owned subsidiary of Advanstar Holdings Inc. It has approximately 50 employees that will be relocating from Fairfield. The long-term lease is valued at almost $2.5 million. The transaction was brokered by Thomas Weinstock and Robert Gold of the Office Services Group of Grubb & Ellis.
APL Group Inc. will be leasing approximately 12,600 square feet at Merritt Crossing. The firm, which assists businesses in implementing e-commerce solutions, has 35 employees and expects to expand to as many as 70 within the next 18 months. APL was also represented by Grubb & Ellis' Gold & Weinstock.
MicroAge, a Fortune 500 information-technology company will relocate to Merritt Crossing from Wilton, and will lease 8,973 square feet. Patricia Ardigo, Michael Siegel and Steven Greenbush of Insignia/ESG and John Stonestreet of Hines/Sterling Equities brokered the lease, as well as a 5,036-square-foot lease for the Sordoni/Skanska Construction Co., which is relocating from Greenwich.
Doctors Mark Weinstein, David Goodkind and Paul Fisher have leased 1,154 square feet at 420 East Main Street, Thimble Creek Condominiums, Branford. The space will serve as a satellite plastic-surgery office. The physicians have their main office on Sherman Avenue in New Haven. Don Grigley represented the landlords, John Donegan and Dave Gibson, while Diane Petra of CB Richard Ellis represented the physicians.
Computerland has leased 16,000 square feet at 1700 Post Road, Fairfield. Brian Dornan of Pyramid Real Estate & Management Co. represented the owner, Heritage Square LLC. Arthur Littman of SCA Commercial represented the tenant.
The New Jersey-based Weight Watchers has relocated to 251 West Main Street, Lakeview Center, Branford from the Branhaven Plaza. Diane Petra of CB Richard Ellis was sole broker. The owners of the property are doctors Ed Steinlauf and Steve Yarden.
