Phoenix Systems Integration, LLC, a fast-growing document software company, has signed a lease tripling its office space at 100 Technology Drive, Trumbull. The long-term lease is valued at almost $600,000 and provide the software firm more than 6,600 square feet of space. Phoenix provides clients integrated computer technology solutions for document management and markets to Fortune 500 firms. CB Richard Ellis represented the landlord, and Grubb & Ellis Co. represented Phoenix.
Integon National Insurance Corp., a division of General Motors, has signed a three-year lease for 2,632 square feet at Orange Fashion Park (236 Boston Post Road), Orange. Gary Bellard represented Integon and Steve Patten of Levey, Miller, Maretz & Proto represented the landlord.
CTX Mortgage has signed a four-year lease at $13 per square foot for 1,100 square feet of additional space in Summit Place Corporate Office Park, Branford. Frank Hird of OR&L Realtors was the broker.
Pyramid Real Estate announced the leasing of 1,200 square feet to New York Nails at the GranCentral Shopping Center, Milford. Norman Lotstein represented both the tenant and the landlord, Samuel Lotstein Realty Co., LLC.
Mail Boxes Etc. in Wallingford will relocate into a 2,160-square-foot retail space at the Town Fair Tire center at 994 North Colony Road, Wallingford. George Lee of Northeast Retail Leasing & Management represented the landlord, Neil Mellen, while Steve Patten of Levey, Miler, Maretz & Proto represented Jim MacFarlane of Mailboxes in the ten-year lease.
Accurate Data Collections has leased 2,550 square feet at Branford Hill Plaza. The space will be used for data collection of political information. The three-year lease from JMA Management was brokered by Frank Hird of OR&L Realtors.
Martin Rosmarin has leased 728 square feet of space at Orange Fashion Park (236 Boston Post Road), Orange. Steve Patten of Levey, Miller, Maretz & Proto was sole broker in the three-year transaction.
7,119 square feet of office space at 1064 East Main Street, Meriden, has been leased by Daniel and Edward Roman to the CennConn Healthcare Credit Union Inc. The lease, brokered by David T. Barnes of CD Richard Ellis, brings the building to 100-percent occupancy.
Attorney Michael Mackniak opened his offices at 869 Whalley Avenue, New Haven. The lease of 1,750 square feet from Forbes Partnership was brokered by Steve Patten of Levey, Miler, Maretz & Proto.
Renaissance Dental Group, LLC has leased 1,646 square feet at One Research Parkway, Meriden. David T. Barnes of CB Richard Ellis was sole broker in the transaction between Renaissance and Pradma Inc.
First Security Services Corp. recently relocated to a 3,623-square-foot location to Orange Fashion Park (236 Boston Post Road), Orange. Steve Patten of Levey, Miler, Maretz & Proto was sole broker in the five-year lease transaction.

Stephen Press of Press Cuozzo has announced completion of the sale of 335 Putnam Avenue, Hamden for $750,000 The 46,500-square-foot masonry industrial building is set on 3.47 acres. 335 Putnam Avenue, LLC was the buyer and Capitol Associates of Bridgeport the seller. Press Cuozzo was sole broker in the transaction with Stephen Press as listing agent and Albert Scafati Sr. as selling agent.
Diane Frailey Petra of CB Richard Ellis has brokered the sale of 30,000 square feet at 240 Sargent Drive, New Haven from the FDIC to Lisa Inc., for wholesale distribution of imported food items.
City Cutter has sold its wood frame industrial building at 200 North State Street, Ansonia for $95,000. Joel Nesson of Press Cuozzo represented the seller. City Cutter than purchased 304 Seymour Avenue, Derby for $163,000 from the Marino family. The move allowed City Cutter to triple its space to 7,200 square feet. Joel Nesson was sole broker in this transaction.
Peter Cammisa of Connecticut Packaging has purchased a 7,000 sqare foot warehouse and office building for his company at 253 Black Road, Cheshire from Joseph Barba for $287,000. Frank Hird of OR&L Realtors represented the seller.
RDC Sheet Metal Co. has purchased a 6,000-square-foot industrial building at 18 Munson Road, Bethany. Price was $325,000. The company, is relocating from West Haven, it installs heating and cooling duct work. David Roetting and Kevin Smith of H. Pearce Co. represented both the seller, John W. Caldwell, and the buyer.
30-36 East Industrial Road, Branford has been sold for $4,700,000 to Evergreen Branford, LLC. The 120,000-square-foot office/R&D/industrial facility includes four buildings. The property was developed by seller Todds Hill Investment from 1987 to 1990. OR&L will continue to manage and the lease the property. J. Richard Lee of OR&L brokered the transaction.
The building formerly housing Morris Cove Market at 356 Townsend Avenue, New Haven was sold to Prisco Abate for a new pizzeria/Italian restaurant. Frank Hird of OR&L Realtors brokered the transaction.
Fox Run Apartments at 11-13 Flintlock Road, Ledyard has been sold for $7,300,000. The 172 garden-style apartment units in 25 buildings sits on approximately 30 acres. The seller was Highland Park Ledyard Associates, LLC, and the buyer Ansonia Apartments. Ansonia intends to add a fitness center, walking/jogging trails and other amenities. Dana Friedman of Harlow, Adams & Friedman, Milford provided legal counsel for Highland Park. Accord Properties LLC will assist in the management of the property. Victor Nolletti of Witten & Nolletti Real Estate Investment Services was sole broker.
Foxon Wood Apartments on Old Foxon Road, East Haven off Exit 8 of I-91 has been sold for $2,700,000. The property consists of 78 one-bedroom residential apartment units in two, two-story brick veneer and vinyl-sided buildings. The seller was Foxon Woods Associates, LLC and the buyer, Ansonia Apartments, LLP. Accord Property Associates will manage the property. Victor Nolletti of Witten & Nolletti Real Estate Investment Services was the sole broker.
The South Central Regional Water Authority (RWA) has purchased a 0.75-acre site at 415 State Street, North Haven for $95,000. The RWA plans to use the site for a water pumping station. Construction is expected to begin in one year. David Roetting of H. Pearce Co. represented both the seller, National Associated Properties, and the buyer.
Eugene and Justine Frechette have sold a 6,260-square-foot office building located at 1441 Chapel Street to Seton Real Estate. Steve Patten of Levey, Miller Maretz & Proto represented the seller. Chris Nolan of H. Pearce Co. represented the buyer.
CONSTRUCTION & FACILITIES
OR&L Construction of Branford was awarded the contract to renovate a 60,000-square-foot complex at 14-16 Progress Drive, Shelton. Tenants include Pitney Bowes, Panolam and Anton Bauer.
Konover Construction has been appointed general contractor for the construction of the new administrative office complex including a 2,900-square-foot office building and entrance road at Evergreen Cemetery and Crematory on Ella Grasso Boulevard, New Haven. Architects for the project are the Kagan Co. Architects & Planners, New Haven.
The Hartford Public Library has announced a plans for a major renovation of its 40-year-old main library building. Plans call for the addition of a three-story, 21,000-square-foot glass bridge, a parking structure and a 23,000-square-foot, three-story wing to be built along Arch Street. Officials put the price tag at $35 million, with $15 million already authorized by voters. An additional $15 million will be raised in a subsequent bonding issue and $5 million will be sought through a capital campaign.
OR&L Facility Management has been contracted to manage 65,000 square feet of Class A office space at 360 Bloomfield Avenue, Windsor. Tenants at the property include Xerox, New York Life and the Colvest Group. OR&L also acted as agent in the recent sale of the property.
EXCLUSIVE LISTINGS
Calcagni Commercial Real Estate has been named exclusive agent for 130-152 Welton Street, Hamden. The 20,664-square-foot light manufacturing/warehouse facility has an 18-foot clear ceiling and a 30- by 48-foot enclosed loading dock area.
The first building, of Medway Distribution Center, in Wallingford is complete and ready for occupancy. The company says it is the largest speculative warehouse project built in Connecticut in the past decade. The property encompasses 200,000 square feet, has 30-foot ceilings, loading docks and is easily dividable. Building B will be 160,000 square feet and construction will begin this fall. The complex is owned by Cambridge Equity Fund and is being marketed by M.F. DiScala & Co.
A freestanding 4,500-square-foot commercial building at 430 Broad Street, Meriden has been exclusively listed with Calcagni Commercial Real Estate.
