William B. Meyer Inc. has purchased 250 Long Beach Boulevard, Stratford. The seller of this 50,000-square-foot industrial building was MBL Life Assurance Corp. Sentry Commercial Real Estate Services was the sole broker in this transaction.
A 73,000-square-foot industrial building located at 21 Dodge Avenue, North Haven was purchased by Brescome Barton, Inc. The seller was Owl Realty of Madison. The sale price of the transaction was $2.65 million. The seller was represented by Carl Zinn, SIOR of H. Pearce Co.'s North Haven Industrial/Commercial Office, while Weed Realty of North Haven represented the buyer.
Cougar Electronics has purchased a 10,700-square-foot industrial building located at 10 Lyman Street, New Haven, as well as a two-family house at 1515-1517 State Street, also in New Haven. The two properties were sold together for $345,000. The seller, represented by Kevin Smith and Chris Nolan, SIOR of H. Pearce Co., was Polychem Corp. The buyer was represented by David Roetting of H. Pearce Co.'s North Haven Industrial/Commercial Office.
J. R. Merritt Controls Inc. purchased property located at 55 Sperry Avenue, Norwalk. This 20,000-square-foot facility sited on 1.6 acres of land sold for $1 million. The seller, Basement Systems Inc., was represented by Alan M. Fischer, CCIM, SIOR of Fischer Real Estate. The buyer was represented by Sal Buono, SIOR of Cushman & Wakefield.
Joe Palfini has purchased 115 Cross Street, Bristol from Webster Bank. The 14,500-square-foot industrial building sold for $360,000. Both parties were represented by Donald Mondani of Colliers, Dow & Condon.
Cranberry Bog LLC has purchased 126 & 130 Cranberry Bog Road, Killingly. These 24 two-bedroom townhouse units, sited on 15 acres of land, sold for $885,200. The seller, Milton Slosberg Trust, was represented by attorney George Kanabis of New London. The buyer was represented by attorney Jonathan Einhorn of New Haven. Gary Witten of Witten & Nolletti Real Estate Investment Services was sole broker in the transaction.
Feroz Ali and Azeem Noorani of New York have purchased Saw Mill Road Shell in West Haven. The sellers were Tae Kim and Heela Kim of Hamden. Ali and Noorani plan to add new items to this convenience facility. Harold Kent of Levey, Miller, Maretz & Proto was the selling agent.
Beazley Co., Realtors has purchased the assets of Maurer Real Estate of Madison. Marilyn Maurer, owner/broker of Maurer Real Estate, will join Beazley's Madison office.
Complete Construction Co. has purchased 50 acres on the west bank of the Naugatuck River in Ansonia. The seller was Ansonia Copper & Brass. The transaction was brokered by James Ford of George J. Smith & Son.
APS Technology has purchased 800 Corporate Row, Cromwell. The 12,750-square-foot facility sold for $553,000. The buyer was represented by Trevor Davis, CCIM, of Morning Pond Resources and the seller, 800 Corporate Row Associates, was represented by RE/Max Commercial.
Lori and Martin Streuli have purchased 84 Orange Street, New Haven from PBG Corp. of Stamford. Bill Silverman of Levey, Miller, Maretz & Proto was the sole agent in this sale.
New Boston Fund Inc. has purchased Trefoil Park, Trumbull from American Trading Real Estate Properties Inc. The seller was represented by Thomas O'Leary of Cushman & Wakefield and New Boston represented itself.
CONSTRUCTION
A $2 million contract has been awarded to OR&L Construction to build the New Family Golf Center, 768 River Road, Shelton. Family Golf Centers Inc. is headquartered in Melville, N.Y. and has developed more than 40 golf centers nationwide.
Borghesi Building & Engineering Co. Inc was awarded the contract for the construction of the future home of the Connecticut Skating Center on Memorial Road, Newington. This undertaking is projected to open in September and will use approximately 84,000 square feet of space.
OR&L Construction has broken ground for National Filter Media Corp. Headquartered in Salt Lake City, National Filter is moving its Hamden office to Centract Business Park, Wallingford. OR&L is restructuring and performing general contracting services for this 33,000-square-foot facility.
EXCLUSIVE AGENTS
Sentry Commercial Real Estate Services has been named exclusive agent for 377 Research Parkway, Meriden. The 57,000-square-foot industrial building is located on 8.99 acres and is owned by PTB II Associates.
Rolling Greens Highridge Estates in Rocky Hill has 14 styles of homes as well as condominiums available. Located on a golf course, these one- or two-family homes range from $145,000 to $189,900. The Sky View condominiums range from $151,900 to $195,900. Included in some units are one-car garages, paved driveways, colonial vinyl siding and wall-to-wall carpeting. Sentry Commercial Real Estate Services has been named exclusive agent for 11 Kimberly Avenue, West Haven. This 18,000-square-foot flex building is located on 1.5 acres of land. The property is owned by Brad Baran.
George J. Smith & Son Realtors have been named exclusive agent for some 50 acres off of Route 8, access to Route 334, River Street, between Bridgeport and Waterbury. Located in a heavy industrial zone, this estimated 170,000 cubic yards is complete with water, sewer, gas and electric at the site. Reduced to $1,200,000.
Joseph Breault, SIOR, of the consulting group M.F. DiScala & Co. has been named exclusive broker for 295 Westport Avenue, Norwalk. The 9,400 square feet of office space is located in the newly remodeled Sedona Plaza.
LEASES
BKM Total Office has signed a 38-month, $2.75-per-square-foot lease with C&M Warehouse. The 50,000-square-foot industrial building is located at 81 Leggett Street, East Hartford. This transaction was handled by John Tully, CCIM, of Colliers, Dow & Condon.
One Church Street Associates has signed a lease with Priority Care Inc. The 11,065 square feet of space is in One Church Street, New Haven. Diane Frailey Petra of CB Commercial & Whittier Partners brokered the transaction.
Columbus IT Partner USA Inc. has leased 6,282 square feet of space at 333 Ludlow Street, Stamford from Scandinavian Marine Claims Office. Gordon Clark of Pyramid Real Estate & Management Co. represented the sublessor; Bob Miller of William Pitt represented the sublessee.
Creative Search & Management Co. has subleased 2,370 square feet of space at 208 Harbor Drive, Norwalk. The tenant was represented by Mike Oz of Pyramid Real Estate & Management Co., while the building owner was represented by Mike Norris of Colliers ABR.
Oxford Industries has signed a $2-per-square-foot lease with S.L. New Britain LLC for four years. The office building is at 221 South Street, New Britain. Both parties were represented by Nicholas R. Morizio, SIOR, of Colliers, Dow & Condon.

Drs. Weinstein, Goodkind and Fisher have leased 1,154 square feet of office space at 420 East Main Street (Thimble Creek Condominiums), Branford.
