American Sports Nutrition has leased 1,560 square feet of office space at 1501 East Main Street, Meriden. The 22,062-square-foot office building is owned by Meriden Penn Limited Partnership. Sentry Commercial Real Estate was the sole broker.
Occupational Health Managers & Resources, a consulting firm, has leased 2,500 square feet, the entire top floor, of the Meadowbrook Office Building in Hamden's Central Business District on the Meadowbrook Golf Course. Stephen Press of Press Cuozzo, Hamden, represented the buyer. Vincent Ingengro of Select Sites represented owner T&F Inc.
Basement Systems Inc. of Stratford, a national basement waterproofing company, has purchased 60 Silvermine Road, Seymour for its corporate headquarters. The 79,000-square-foot facility housing office, manufacturing and warehouse space was erected in 1985, and is sited on 8.5 acres. Formerly occupied by Summagraphics Corp., the facility was purchased from the Equitable Life Assurance Co. Alan M. Fischer of Fischer Commercial Industrial Real Estate represented the buyer, and CB Commercial the seller.
Robert Forleo has leased 2,300 square feet of space at GranCentral Center, Milford, for a video store. Norman Lotstein of Pyramid Real Estate of Stamford was the sole broker.
Hydeville Manufacturing, a woodworking company, has leased 5,600 square feet at the Chimney Square retail industrial complex in Hamden. Stephen Press and Joel Nesson of Press/Cuozzo Realtors in Hamden brokered the transaction.
The Tobacco Source, an importer of cigars, has leased 2345 Whitney Avenue, Hamden. The freestanding building is being renovated and will feature a cigar bar, outdoor patio, smoke shop with a large humidor and a members-only smoking lounge. Stephen Press and Albert Scafati of Press/Cuozzo Realtors in Hamden were the brokers in the transaction.
Murphy Inc., an outdoor advertising company, has leased approximately 2,500 square feet at 1087 Broad Street, Bridgeport. David Gorbach and Joel Hausman of Colonial Realty in Fairfield represented the lessors.
Zhong Sheng Yan has leased 469 West Main Street, Branford for use as an acupuncture and Chinese medicine clinic. Frank Hird of OR&L Realtors, Branford brokered the transaction.
Good Night Restaurant Corp. has leased 2,850 square feet at 15 Orange Street in downtown New Haven's Ninth Square district. Good Night plans to open a pasta restaurant in the spring. Bill Silverman of Levey, Miller, Maretz & Proto Commercial Realtors was the sole agent.
Creative Body Therapies has leased 3,485 square feet at 1079 Whalley Avenue, New Haven. David Skolnick of Skolnick Co. Realtors, New Haven represented the tenant and Michael Richetelli of Colonial Properties, Orange represented the lessor.
Judaica of Great Neck Ltd. has leased 1,065 square feet at 1454 Whalley Avenue, New Haven, for a retail store selling books, gifts and religious articles. David Skolnick of Skolnick Co. Realtors, New Haven represented the tenant while Betsey Brochin of Beazley Co. represented the lessor.
Tomra Metro, LLC has leased a 40,000-square-foot facility located at 1330 Honeyspot Road Extension, Stratford from 855 Main Street Associates, LLC. The facility will be used for offices and product handling. Joel Hausman and David Gorbach of Colonial Realty, Fairfield were sole brokers.

RMP Holdings for Brothers Harley Davidson has purchased a 1.6-acre property at 457-497 West Main Street, Branford for $375,000. The property is the future site of a 17,000-square-foot Brothers Harley Davidson motorcycle dealership. Tom Cavaliere and Lou Buonfiglio of Beazley Co. represented RMP while Bob Dow of Dow Realty represented Queach Corp., owners of the property.
Westfarms Shopping Center in Farmington was sold for $20 million by Harbour Realty Advisors to the Price REIT Inc. of Los Angeles, Calif. The real estate investment trust also owns Home Depot Plaza in North Haven. The Westfarms property is home to Borders, the Sports Authority, TJ Maxx and other retailers. Steven Spector of Colonial Properties Inc. of Orange was sole broker in the sale.
BLJ Associate, LLC, whose principals are Gerald Wendel of Aspen, Colo., Barry Lang of Tuscon, Ariz. and Millennium Realty Trust, whose principal is Michael F. DiScala, purchased the North & Judd Industrial Complex, a 250,000-square-foot, single-story facility on 40 acres in Middletown. The property is fully leased. The new owners plan to add another freestanding facility on a speculative basis. Representing the sellers were Nicholas Morizio of Colliers Dow & Condon and Mark Brockwell, MJB Real Estate of Westport. Representing the purchasers were Joseph D. Breault Sr. and Michael Wendel of M.F. DiScala & Co. in Norwalk.
New York Carpet Distributors purchased a 4,000-square-foot building at 20-30 Stagg Street, Stratford. New York Carpet maintains a showroom in Westport and will use the building for storage and fabrication. Colonial Realty of Fairfield was sole broker in the transaction.
T.K's American Cafe Inc. has purchased Hennessey's Pub at 285 George Street, New Haven. The Danbury firm has two similar sports pub locations and plans to renovate the New Haven property.
Space Craft Manufacturing purchased a portion of 580 Grand Avenue, New Haven from GLS Realty. Bill Silverman of Levey, Miller, Maretz & Proto Commercial Realtors represented the sellers. Diane Petra of CB Whittier Partners represented the buyers.
L&L Realty, LLC has acquired the former Warner-Lambert distribution facility in Avon Park South at 80 Darling Drive, Avon. The 174,438-square-foot building on 22 acres sold for $2,550,000. Don Kiah of Colliers Dow & Condon was sole broker in the transaction. L&L plans to use most of the building for millworking and will lease out 24,000 square feet of office space formerly used as headquarters for the Coleco Co.
The B'nai B'rith Center For Senior Housing & Services purchased 319 and 349 Fountain Street and 2901, 2902 and 2903 Fountain Street and West Prospect Street, New Haven for the construction of 40 units of elderly housing on the property. The site consists of two single-family homes (which will be razed) and three interior lots. This will be the first B'nai B'rith housing development in Connecticut. David Skolnick of Skolnick Co. Realtors was sole broker.
The United Illuminating Co. has purchased a 61,000-square-foot building at 300 Main Street, Bridgeport from Main Atlantic Associates. Joel Hausman and David Gorbach of Fairfield Realty were sole brokers.
Barakos Landino Design Group, an engineering firm currently located in Hamden, has purchased 355 Research Parkway, Meriden. The property consists of a 37,000-square-foot office building and a separate 23,500-square-foot industrial facility on a 6.8 acre site within Medway Business Park. The purchase price was $3 million. OR&L Realty represented the buyer and Jay Wamester and Carl Zinn of H. Pearce Co. represented the seller, CNF Industries.

Albert B. Ashforth Inc. of Stamford has been named exclusive sale agent for 1010 Oakview Drive, Trumbull. The building formerly served as headquarters for the Walsh-Atkinson Construction Co. The now-vacant 43,540-square-foot, two-story office building sits on 12.14 acres and is offered for $3.5 million
H. Pearce Co. has been selected by Roton Associates for 390 Exchange Street, New Haven. The 20,400 square foot industrial building is priced for sale at $450,000 or for lease at $3 per square foot NNN.
Colliers Dow & Condon has been appointed exclusive leasing agent for 15 Massirio Drive, Berlin, by Knaus Development Co. The Berlin business center consists of an 18,000-square-foot office building.
People
Carl F. Traub was installed as the 1998 president of the CCIM Connecticut chapter. Traub is currently a director of Cushman & Wakefield and past chairman of the Greater Hartford Association of Realtors. Also elected are Alan M. Fischer, of Fischer Commercial Industrial Real Estate in Bridgeport as president-elect; George A. Piroumoff of Adams Piroumoff Real Estate in Bloomfield as treasurer; and Richard S. Guralnick, BGI Realty in Branford as secretary.
