The former Winberie's Restaurant in Hamden Center II on the corner of Dixwell and Whitney avenues (across from Hamden Town Hall) has been leased to R Place LLC. Called simply R Place, the new restaurant will occupy 4,500 square feet with 150 seats indoors and 40 patio seats. Albert Scafati of Press/Cuozzo Inc. in Hamden was sole broker in the multi-term transaction. In the same center, Scafati has leased 3,000 square feet to United Mortgages Services Corp.
Charette has leased 2,400 square feet of industrial space to Harty Press at 127 East Street in New Haven. Also, Marlin Realty has leased 3,010 square feet to NewLife Baptist Church at 85 Willow Street in New Haven. Diane Petra of CB Commercial Whittier Partners of New Haven represented the landlords, Charette and Marlin Realty, respectively, in the transactions.
Creative Mail Services Inc. has leased 20,000 square feet of space at 10 Island Brook Avenue, Bridgeport. The new location triples the space for the direct mail services company. David S. Gorbach and Joel Hausman of Colonial Realty in Fairfield represented the landlord, N.P. Inc.
TREE Institute, a project of the New Haven Department of Police Service, has signed a lease with H&N Realty for 2,800 square feet at 1215 Chapel Street, New Haven. The TREE Institute, which opened on January 1, is funded by a grant from the COPS office of the Department of Justice. Frank Micali of C.A. White represented H&N Realty. Ron Groves from Groves Real Estate represented the TREE Institute.
Stepping Out Dance Centre has leased retail space at 249 West Main Street in Branford from Ed Steinlauf. The 1,650-square-foot space will house a dance studio. Diane Petra of CB Commercial Whittier Partners in New Haven brokered the deal for Steinlauf.
Laidlaw Transit Co. has signed a long-term lease for 5,100 square feet in a multi-tenanted industrial complex at 105 Leeder Hill Drive, Hamden. Joel Nesson of Press/Cuozzo Inc. is the exclusive leasing agent for the complex and represented the owner, Leeder Realty. Frank Micali of C.A. White Inc. represented the tenant, Laidlaw Transit Co.

Apple Management LLC in Hamden recently purchased two apartment buildings at 102-112 Cherry Ann Street in New Haven from AMBA Realty in Bridgeport. The buildings have three units each, which are townhouse-style apartments with six bedrooms, three baths, central air and security systems. Joseph D. Waple of Woodbridge-Waple Realtors in Woodbridge represented the seller, while George Banas of Investors Realty Inc. in Hamden represented the buyer.
National Loan Investors LP has sold 17 acres of industrially zoned land to 95 Marsh Hill Road Associates LLC for $1.55 million. Located at 11 Frontage Road in Orange, the parcel will be developed by the new owner with up to 250,000 square feet of office/warehouse/R&D space. Richard Lee of OR&L in Branford brokered the sale.
Victor Nolletti and Steve Witten of Witten & Nolletti Real Estate Investment Services in Branford have sold three apartment complexes. The Center Court Apartments at 124 Court Street, New Haven were sold to 124 Court Street LLC for $1.85 million. The 13-story apartment building sits on 0.3 acres with a total 96,240 square feet. Nestled between State and Orange streets near the U.S. Post Office, the property includes 74 residential units and 33,600 square feet of semi-finished retail/office space. Ocwen Federal Bank, FSB sold the apartments to 124 Court Street. Financing for the project was placed by Fred Vogell of Mortgage Resources and was provided by Citizens Bank, represented by its vice president, Timothy Pickering, and senior vice president Michael Palinkos.

The property is listed for $365,000.
Construction
Milford Barrel has completed a 3,500-square-foot addition to its present facility at 100 Warick Street, New Haven. The addition will be used for shipping, receiving and warehousing. Borghesi Building & Engineering Co. Inc. of Torrington designed and constructed the project. Borghesi also recently completed a 4,500-square-foot addition to the Waterbury Plating and Painting Co.'s existing facility at 114 Porter Street. The addition will be used to meet expanding production needs as well as processing and warehousing space. And as construction manager, Borghesi will oversee construction of a 46,250-square-foot building for Melisi Snack Foods in Orange's Oyster River Business Park. Melisi will relocate from Milford, and lease approximately 30,000 square feet of the building.
