Auction Universe Inc. has leased 5,200 square feet of office space at 300 Church Street, Wallingford. The space will be used as the firm's headquarters. David Melillo of H. Pearce Co., Realtors represented the landlord, Parker Mills Shops, while Joel Nesson of Press & Cuozzo represented the tenant. Auction Universe, a division of Times Mirror Co., is a fully automated Internet service for the person-to-person online auction market.

Lick Your Chops has leased 3,000 square feet from Ed Steinlauf at 249 West Main Street, Branford. Diane Frailey Petra of Farley Whittier Partners in New Haven, an affiliate of CB Commercial/Whittier Partners, brokered the lease. Lick Your Chops will utilize the retail space for its pet-care business.

The New Stamford Antiques Center Inc. has leased 20,000 square feet of space at 735 Canal Street in Stamford. Dick Palmer of Pyramid Real Estate represented both tenant and the landlord, Heyman Properties.

Rudel Machinery Company Inc. has leased 1,614 square feet at 3 Enterprise Drive, Shelton. The 132,000-square-foot office building is owned by R.D. Scinto Inc., also of Shelton. Sentry Commercial Real Estate Services Inc. was sole broker in the transaction.

Connecticut Container has leased an additional 53,000 square feet of warehouse space at 30 Edmond Street, Hamden. Paul Roy of H. Pearce Co., Realtors represented the tenant, while Chris McLaughlin of McLaughlin Real Estate represented the landlord, Orchard Glass.

Pulse Fitness of New England Inc. has signed a long-term lease for about 6,000 square feet of retail and fabrication space at 928 North Colony Road, Wallingford. The company is relocating from Branford, and the space will be used by Pulse for its retail, fabrication and distribution activities. Paul Roy of H. Pearce Co., Realtors represented the tenant, and John Saunders of Coldwell Banker Right represented the landlord, Yalesville Silver. Total value of the lease is $214,150.

Times Fiber Communications Inc. has leased 144,125 square feet at 550 Research Parkway in Meriden. The industrial building totals 327,854 square feet and is owned by 550 Research Parkway Inc. Sentry Commercial Real Estate Services and Hart Corp. co-brokered the deal.

Sales

475 Willard Avenue in Newington was sold to Newington Business Park, LLC. The latter plans to renovate the 600,000-square-foot industrial building and subdivide it for lease. The excess land will be subdivided in parcels of from four to 60 acres and will be available for sale. Zoning is industrial and an industrial park is planned of approximately one million square feet. The exclusive leasing agent is Nicholas R. Morizio of Colliers Dow & Condon.

Barclay Street LLC has purchased a 60,000-square-foot industrial building on 1.9 acres at 415 Ella Grasso Boulevard in New Haven. The building will be used by Absolute Discount Surplus as its headquarters for a wholesale outlet for industrial, commercial and residential products. David Roetting of H. Pearce Co. represented the owner, Groton Realty and Mortgage Co., and Harry Garson of Rosenthal Realty represented the buyer.

Yale University and real estate developer Simon Konover have purchased the Whitney Grove Square office building and adjoining retail shops at Whitney Avenue and Grove Street. Under the terms of the transaction, Yale will own the office tower. A limited partnership, with Konover as principal, will own the rental stores on the ground level.

Shelly Geballe has purchased 2,400 square feet of commercial office condominium at 37 Whitney Avenue in New Haven for in excess of $115,000. The space will be used by Geballe's organization as its corporate offices. Robert Adnopoz of Beazley Co. represented the buyer, and Chris Nolan of H. Pearce Co. represented the seller, the New Haven Symphony Orchestra.

369 Main Street in West Haven, a former First Union bank converted to medical space, was recently sold to Shoreline Dental for $125,000. Lou Buonfiglio of Beazley Co. Realtors represented the buyer, and Galbreath Co. Realtors represented the sellers, First Union.

Openings, Expansions, Relocations

Steven A. Montesano announces the opening of his second Coldwell Banker Coast & Country Real Estate office. The office, with
five sales associates, is located at 1250 Boston Post Road in Guilford.

As the Christmas Tree Shops Plaza on Route 1 in Orange nears completion, occupancy is reported at 87 percent. The Beckenstein Enterprises development claims early success, with tenants such as Christmas Tree Shops, Three D Bed and Bath, and a Catalog Fashion Outlet reporting above-expected activity.

Exclusive Listings

Sentry Commercial Real Estate Services has been named exclusive sales agent for 450 Island Lane, West Haven. The 28,767-square-foot flex building is located on 4.1 acres of land and is owned by the Kellogg Co.

Company News

Beazley Co. Realtors earned several awards from the Connecticut Association of Realtors (CAR) Advertising Contest held at the CAR 1997 Annual Convention at the Hartford Civic Center. Beazley took first place in the sales aids category, as well as the stationery and business cards category. It also took second place in the institutional display advertising category. Earlier this year Beazley won four awards at the International RELO Annual Advertising and Promotion Contest - first in the seller listing presentation and recruiting materials categories, second in the business forms category, and honorable mention in institutional advertising. All of Beazley's advertising is done in-house by advertising and art director Cindy Fladd and copywriter and public relations director Bernadette Blaze.

Ashlar of Newtown, an affiliate of Masonicare, recently broke ground for a new 48-unit assisted-living facility, named Lockwood Lodge, on the campus of Ashlar of Newtown. The three-story building is slated for completion in late fall 1998. The residence is being constructed by Sordoni Skanska, Greenwich.
