Leases
Farley Whittier Partners' William E. Bourque, Michael S. Puzzo, William H. Farley and Thomas D. York brokered the 44,882-square-foot lease from Hartford Creek Associates LP to Phoenix Home Life Mutual Insurance Co. at 111 Founders Plaza in East Hartford.
Mark J. Brockwell, president of MJB Real Estate, recently brokered a 6,700-square-foot lease for Auto Palace at 4016 Main Street in Bridgeport. Brockwell represented both tenant and owner. The lease term is for five years with a five-year option.
Deborah and James Hammett leased a storefront at 770 State Street in New Haven from Stephen Ronai. They will open Loose Ends, a hair salon, before the end of the year. Bill Silverman and Steve Patten of Levey, Miller, Maretz & Proto, LLC brokered the transaction.
Safeco has leased a 60,000-square-foot, Class A office facility at 700 Stanley Drive, New Britain as part of its expansion into the New England market. Thomas S. Couvares, SIOR and James J. Stanulis of Colliers Dow & Condon represented the landlord, Waterside Ten, LLC and the tenant.
Atlantic Coast Environmental, formerly located in West Haven, has leased 10,000 square feet at 7-29 East Ferry Street, New Haven. The building is owned by William B. Goodrich. Sentry Commercial Real Estate Services was the sole broker in this transaction.
Two leases were recently completed at 186 Amity Road in Woodbridge. Fancy Nails signed a five-year lease for 900 square feet and was represented by Susan Tolisano of Beazley Co. New England Cat Care will take 1,792 square foot for five years. Steve Patten of Levey, Miller, Maretz & Proto, LLC represented New England Cat Care and the landlord, Marie C. Parente Family Partnerships.
SARAH Inc. has leased 12,000 square feet at 31 Industrial Park Road in Branford. The facility will act as headquarters for SARAH's Supported Employment Division, Recreation Department and light assembly. Joel Galvin of H. Pearce Co. represented SARAH, and Richard Guralnick of BGI represented the landlord.
Sales
SARAH Inc. has sold a 13-acre parcel with two buildings at 5 Durham Road in Guilford to Campus Medical Associates. Campus Medical intends to build a 24,000-square-foot medical office in keeping with the park-like setting. Sale price was $385,000. Joel Galvin of H. Pearce represented SARAH, and Todd Gould of the Gould Agency in Madison represented Campus Medical.
Comcast Cablevision has purchased 640 Chapel Street in New Haven for $825,000. The Class B, 50,000-square-foot office building will be the new location for Comcast's regional operations center. Bob Motley of CB Commercial/Whittier Partners represented the owner, MBL Life Assurance Corp. David Fahey of Binswanger Real Estate represented the buyer.
Rifkin Travel, an agency specializing in corporate travel, has purchased 200 Main Street in Ansonia from First Union Bank. Purchase price for the 18,000-square-foot downtown office building was not disclosed. Bob Motley of CB Commercial/Whittier Partners was the sole representative in the sale.
JFA Management recently purchased 200 Church Street in Wallingford from Sowamco XIV Ltd. Richard Lee of OR&L Realtors was the agent in the transaction. OR&L will be the leasing agent for the 17,000-square-foot retail strip on Route 68.
Endocrinologist Robert Lang purchased a 5,500-square-foot office condo at 11 Woodland Road, Madison. The office will be used in part for research as well as for Lang's medical practice. Sale price of the property was $270,000. Joel Galvin of H. Pearce represented Lang, while Herman D'Atri of the Gould Agency represented the seller, George Kinsley, trustee.

Mark J. Brockwell, president of MJB Real Estate Services, has been named exclusive leasing agent for three Fairfield properties: 226 Kings Highway East, a free-standing retail building on the corner of Villa Avenue and Kings Highway East with 5,000 sqaure feet for lease. Located in the center of Fairfield, 1583 Post Road houses tenants including the Gap, Brooks Drugs and Bob's Stores and has 5,800 sqaure feet of retail space available. Lastly, 41 Meadow Street is a free-standing building located near I-95. It has 8,000 square feet for lease.
Sentry Commercial Real Estate has been named exclusive sales agent for 956 Chapel Street, New Haven. The 28,000-square-foot apartment/retail building is located on a half-acre. The property is owned by Eastern Realty Corp.
Paul Roy of H. Pearce Co. has been named exclusive marketing agent for 4.93 acres of retail/commercial land at 1148 N. Colony Rd., Wallingford.
Sentry Commercial Real Estate Services has been named exclusive leasing agent for 860 North Main Street Extension, Wallingford. The 13,500-square-foot office sublet is located on 5.5 acres. The property is owned by CPM Associates.
Openings
Hair Associates will open in Orange Fashion Park at 236 Boston Post Road. Owners Frances Riganese, David Petrelli and Mary Jane Mason will operate in a 1,530-square-foot storefront space. Steve Patten of Levey, Miller, Maretz & Proto, LLC represented the tenant and the landlord, Fred Protoff.
Coldwell Banker Cast & Country, a full-service real estate office owned by Steven A. Montesano and Joseph M. Montesano Jr., opened a new office at 1850 Boston Post Road, Guilford.
More Designations
PSCS (Professional Standards Certified Specialist). Connecticut is the pioneer state to establish this designation and certification program. The program was developed and introduced by members of the CAR Professional Standards Committees and the Connecticut Associations of Realtors Inc. Realtors with this designation are trained as professional standards hearing officers. Sitting in panels of three, they arbitrate financial disputes and hear complaints of violations of the Realtors Code of Ethics.

Beazley Co., Realtors' Regional Center has purchased Elston Associates, a Woodbridge residential real-estate firm. Laurie Elston, owner/broker of Elston Associates, will be based out of Beazley's Regional Center in Orange and will head the Beazley-Elston Division.
Biltmore Cleaners, 186 Amity Road, Woodbridge, has been sold. The seller was Malcolm Chatfield, and the buyers were Tae and Heela Kim of Hamden. The Kim family plans to furnish the interior with new equipment. Harold Kent of Levey, Miller, Maretz & Proto was sole agent in the transaction.
Griffin Health Services Corp. has received final approval from the Shelton Planning & Zoning Commission to build a $10 million health and fitness center on 21 acres at the intersection of Route 110 and Constitution Boulevard along the Housatonic River in Shelton. Construction on the 76,500-square-foot facility is expected to begin next spring and be completed by the spring of 1999. The land will be purchased from the Taurus Investment Group of Deerfield Beach, Fla. for $1.5 million. The center will have 50 employees and will be organized under Griffin's for-profit structure paying city, state and federal taxes.
