COMMERCIAL SALES & LEASES
American Medical Response of Connecticut (AMR) has signed a five-year lease, valued at $1.2 million, for 22,778 square feet of office space at 55 Church Street, New Haven from the Waterbury-based Centerbank. The space will facilitate expansion of AMR's corporate and administrative offices, and will commence as soon as improvements are effected. The lessor was represented by Chris Nolan and Kevin Smith of H. Pearce Co.'s industrial/commercial office, while AMR was represented by Jack Maselli Jr. of DePodesta Real Estate.
Commercial Development Co. Inc., an industrial real estate firm, has purchased the former Waterbury Farrel facility at 181 West Johnson Avenue, Cheshire after executing an option to buy from Textron Inc. The sale of the 332,000-square-foot manufacturing/distribution facility was brokered by Hart Corp. and Sentry Commercial. Commercial Development Co. subsequently sold the property to Bob's Stores, a division of Melville Corp. Bob's Stores will relocate its headquarters from Meriden to the Cheshire facility, and has announced plans to add an additional 250,000 square feet.
Communication Test Design Inc. has leased 14,000 square feet of space at 58 Robinson Boulevard, Orange from Group Seven Associates for the design and building of test equipment for the telecommunications industry, as well as the repair of telecommunications electronics. Joel Hausman and David Gorbach of Colonial Realty represented Group Seven; Betsy Brochin and John Tischio of Beazley Co. represented the tenant.
A local investor has purchased a strip center at 516-518 Boston Port Road, Orange for $875,000. People's Bank financed the transaction, which was brokered by Jane Maretz and Stephen Press of the Commercial/Investment Division of Press/Cuozzo Realtors, Hamden.
S.C. Communications last month purchased an 11,000-square-foot office building at 202 Cherry Street, Milford from Michael Fezza of Hamden. Purchase price was $545,000. The two-story building will be the site of Eye Physicians and Surgeons, P.C. Daniel Boynton of Beazley Co., Realtors was sole broker in the transaction.
MM Inc. has purchased a 28,500-square-foot industrial building at 125 Lindley Street, Bridgeport from PB Realty. David Gorbach and Joel Hausman of Colonial Realty brokered the transaction.
Light Sources Inc., a manufacturer of specialty and high-tech fluorescent lamps, paid $3.375 million for a 129,000-square-foot industrial building on ten acres at 37 Robinson Boulevard, Orange from Rexham Corp., which has relocated to Charlotte, N.C. Light Sources will relocate its headquarters to the new facility from 70 Cascade Boulevard, Milford. Light Sources was represented by Chris O'Hara of CB Commercial Real Estate Group Inc., while Richard Gretsch of Richard Gretsch Real Estate represented the seller.
Second Home Inc., an adult day care center, has leased 5,000 square feet of space at 29 Village Lane, Wallingford from CPM Associates. Sentry Commercial Real Estate Services Inc. represented both landlord and tenant in the transaction.
William M. Hotchkiss Co. has negotiated four new leases at 195 Church Street, New Haven. The Hartford law firm of Berman & Sable has occupied 2,200 square feet on the building's ninth floor. One floor up, Interim Personnel has taken 1,100 square feet. The retail marketing firm of Gage Marketing has leased its first Connecticut office on the ninth floor, occupying 1,000 square feet. Lastly, ARA Portfolio Management has relocated from Rhode Island to 4,500 square feet on the ninth floor.
Washington Village Limited Partnership, an entity formed by Winthrop Smith, has sold a Victorian house at 117 Broad Street, Milford to John, Heather and Meg Profetto, owners of the Rainbow Gardens restaurant. The new owners plan to move Rainbow Gardens to Broad Street from its current location on Bridgeport Avenue; the second storey will be converted to guest rooms. John F. Bergin and Marjorie C. Smith of George J. Smith & Son Commercial & Investment Real Estate brokered the transaction.
Centre Industries Corp. has leased 26,000 square feet in a warehouse facility at 201 Hancock Avenue, Bridgeport from Gesswein Realty LLC for its corporate and operations headquarters. The facility will be employed for light manufacturing, assembly and storage. Colonial Realty's Joel Hausman and David Gorbach were sole brokers in the transaction.
