The retail center at 1100 West Main Street in Branford (pictured) has been sold for $2.7 million by Fred Maretz, Louis Proto and Bill Silverman of Levey Miller Maretz Realtors of Woodbridge. The center, which houses tenants including Pier 1 Imports and Tommy K's Video, was sold by Hadem Associates to 350 Congress Avenue Limited Partnership.



CPC Corp. has purchased a 9,600-square-foot industrial condo for $260,000 at 15 Commerce Circle in Durham. The 15-year-old company, formerly located at 320 Barnes Road, Wallingford, will use its new space as a distribution headquarters for its automotive and industrial coatings. William Porter and David Roetting of H. Pearce Co.'s Industrial/Commercial Division represented both buyer and seller. Roetting and Pearce's Carl Zinn also represented

the landlord in the leasing of 2,250 square feet of retail/warehouse space at 2073 State Street in Hamden for five years to CT Air Gas, which will use the space as a satellite to its main headquarters in Cheshire. Pearce's Bill Porter represented CT Air Gas in the transaction.



Electrical Wholesalers Inc. of Hartford has leased 16,600 square feet of space at 75 Hamilton Street in New Haven. The company was slated to open a distribution center for electrical products at the site, now one of nine statewide. Diane F. Petra of New Haven's Petra Real Estate was sole broker in the transaction.



Campbell Associates last month sold an 18-unit apartment building at 254 Main Street in West Haven (pictured) to Martin Properties LLC for $415,000. The seller was represented by attorney Jacob A. Lacobelle Jr. of West Haven, while attorneys Andrew Ullman and Gary Sklaver of New Haven represented the buyer. Financing was provided by First Federal Bank in the person of Robert Jose, its vice president of commercial mortgages. Stephen Press of Press Cuozzo Realtors brokered the sale, which closed on August 15.



Sentry Commercial Real Estate Services Inc. of East Hartford and New Haven represented Moon Cutter Inc. in the acquisition of a 54,000-square-foot industrial building at 2969-2979 State Street, Hamden. The property, purchased from Bank of Boston Connecticut for $687,500, will be used as a manufacturing and headquarters
facility.



Lexington Place Condominiums, a stalled 15-unit condominium development and the only one of its kind planned in Durham in the 1980s, has been sold for $350,000. The seller was Clark Street Development Corp., a subsidiary of Citizens Bank, which assumed title in foreclosure last year. The buyer, Iannini Construction, intends to finish the development and market the 1,700-square-foot units for approximately $159,000 each. Owens, Renz & Lee Realtors of Branford brokered the transaction; Iannini Construction was represented by the Lexington Co.



OR&L has also sold the unfinished Seascape development land of East Haven for Union Trust. The eight-acre project was sold for $300,000 to Primrose Development of Bridgeport, which plans to finish the development under a cluster housing plan.



Four Star Investment Group of Hamden, a real estate development consortium, has purchased a 49-acre site on Cascade Boulevard in Milford from Fleet Bank for $550,000. The group plans to build a campus-type industrial and office complex, including build-to-suits, for users of light industrial and warehouse space requiring from 10,000 to 300,000 square feet. Chris O'Hara of CB Commercial Real Estate Group was sole broker; he will remain to market the complex, which will be known as Northbrook Business Park, for Four Star.



Tower Fastners has paid $210,000 for an 8,000-square-foot industrial building at 41 Industrial Park Access Road in Middlefield (pictured). Owens, Renz & Lee Realtors of Branford represented both the buyer and the seller, National Loan Investors.

Frances Conlon & Co., P.C. has leased 2,650 square feet at Sturbridge Commons in North Haven. The office condominium development, located at Dixwell Avenue and State Street, was constructed to resemble on old New England Village. Fred Vogell of Witten Commercial Real Estate Investment Services in Branford was sole broker in the transaction.



Sentry Commercial Real Estate Services has sold 116 Welton Street, New Haven. The 8,700-square-foot warehouse and office building was purchased by Pontios & Co. Produce, which was represented by Colonial Properties.
