Maretz a Two-Timer
NEW HAVEN - Forty-year real-estate veteran Fred R. Maretz has been named 2002 Realtor of the Year by the Greater New Haven Association of Realtors (GNHAR). Maretz was similarly honored in 1977, making him the first repeat winner in the local association's 87-year history.
Maretz is a founding principal of Levey Miller Maretz LLC, a Woodbridge firm that concentrates in commercial and industrial real estate and business brokerage. A licensed broker since 1964, he earned the Realtor designation in 1971. Three years later he earned the designation of Certified Commercial Investment Member (CCIM) from the Realtors National Marketing Institute.
A native New Havener, Maretz has been an active volunteer in the Realtor organization's work on the local and state levels. He has served as marketing director for both the New Haven and state association's Commercial Investment Divisions, and has been a director of both the GNHAR and the Connecticut Association of Realtors.
Maretz has also been honored with Business New Haven's 1999 Community Service Award, which annually recognizes a member of the New Haven Realtors' Commercial Investment Division for exemplary work in the fields of economic development and community-development.
At the December 1999 awards dinner, BNH Editor Michael C. Bingham praised Maretz as a business visionary and a tireless advocate for his native city.
Proton Energy Systems Opens Wallingford Facility
WALLINGFORD - On July 10, Proton Energy Systems Inc. (NASDAQ: PRTN), a hydrogen generator and regenerative fuel cell company, hosted a ribbon-cutting ceremony to mark the formal opening of its new 100,000-square-foot facility in Medway Industrial Park, Wallingford. Proton's corporate offices, research and development and manufacturing will be consolidated at the new location.
The six-year-old company formerly occupied 28,000 square feet in two Rocky Hill facilities. Proton's new corporate headquarters will be able to accommodate its anticipated growth from a current workforce of 150 employees to approximately 500 employees over the next several years. The ceremony was attended by Connecticut Innovations Inc. (CII) Chairman Arthur H. Diedrick, whose agency has invested $6 million in Proton Energy Systems.
Proton's new facility was designed and built by the Casle Corp. Sentry Commercial Real Estate Services provided real estate consulting services for site selection and building development.
Beazley Duffers Raise Dollars
HAMDEN - Beazley Co. held its sixth annual Charity Golf Tournament on June 6, raising $25,000 for the Beazley Charitable Foundation, which will donate all proceeds from this event to the Coordinating Council for Children in Crisis (CCCC). The tournament took place at Laurel View Country Club in Hamden.
Over the past six years the Beazley Charitable Foundation has raised $180,000, much of that sum coming from the annual tournament. Beazley established the foundation as part of the company's good neighbor philosophy and is committed to giving back to the communities it serves.
The CCCC works to put an end to child abuse and battered women. Its abuse-prevention work includes in-home counseling and parent education programs. The organization also provides assistance to female victims of domestic violence and sexual assault. Beazley has done charitable work for the CCCC for 13 years.

Erector Sq. Sells for $2.4M
NEW HAVEN - Erector Square, LLC has purchased the former A.C. Gilbert complex at 315 Peck Street, New Haven for $2.4 million. Principals are Casper Amodio Sr. of Branford and John Benevento of Hamden. Sellers are the Gardella Brothers Limited Partnership of Norwalk. Erector Square is a five-acre property housing some 400,000 square feet of commercial space with 150 tenants.
Shelton Firm in Saybrook Deal
OLD SAYBROOK - ZZZ&I, LLC of Shelton has purchased a 20,000-square-foot building on approximately one acre of land for $650,000. The property, at 8 Custom Drive in Old Saybrook, was purchased as a multi-tenant investment property. The listing agent was Daniel Barber, CCIM of CB Richard Ellis in Hartford. Seller of the property was the Donaldson Co. Inc. of Bloomington, Minn. The selling agent was Tim McMahon of the Geenty Group, Realtors in Branford.
S&S Warehouse Sold for $12.6M
NORTH HAVEN - Chris Nolan and Peter Brown of H. Pearce Co., Realtors represented Stop & Shop Stores and its parent company, Ahold USA, in the $12.6-million sale of the supermarket chain's 258,000-square-foot warehouse/distribution facility on Universal Drive North, North Haven. The improvement and land, which measures about 26 acres, was purchased by National Realty & Development Corp. of Purchase, N.Y. National, also represented by Brown and Nolan, plans to convert the property to a retail plaza of approximately 280,000 square feet, to be known as North Haven Pavilion. The development is intended to complement the balance of the 113-acre retail park, which houses such occupants as BJ's Wholesale Club, Home Depot, Sports Authority, Barnes & Noble, TJ Maxx, and Showcase Cinemas. National owns and manages properties in 14 states, including projects in Stamford, Trumbull and Wallingford.
Woodmont Property Sold
MILFORD - Herbert G. Chambers has sold 9 Banner Drive, Milford to 9 Banner Drive, LLC, for $975,000. The 9,100-square-foot flex-office building also houses warehouse space. It is sited in a LI-30 zoning district, permitting industrial and professional offices, manufacturing, scientific labs and retail uses.
Laurie Ann Drinkwater, CCIM, of Marcus & Millichap in New Haven represented both buyer and seller in the transaction.
Hartford Office Building Bought
HARTFORD - Church Operating LLC has acquired the note and mortgage encumbering One Corporate Center at 20 Church Street, Hartford. The company will henceforth operate, manage and lease the 23-story, 391,178-square-foot Class A office tower, which offers some 300,000 square feet of available, contiguous space on 24,400-square-foot floor plates. Victor Nolletti and Steve Witten of Marcus & Millichap in New Haven represented the buyer in the transaction.

Read To Grow Grows
BRANFORD - Read To Grow, a non-profit literacy program, has leased office and warehouse space at 53 School Ground Road in Branford from River Run LP. Founded by Roxanne Coady of R.J. Julia Booksellers fame, Read To Grow promotes literacy through programs including new and used book distribution, literacy volunteers and books for babies. The leasing agent was Kristin Geenty of the Geenty Group, Realtors in Branford. The listing agency was Dow Realty.
Rehab Ctr. Leases Park City Space
BRIDGEPORT - The New Era Rehab Center Corp., a drug rehabilitation and counseling center, has leased 2,250 square feet of second-floor space at 3851 Main Street, Bridgeport from 3851 Main Street Corp. James E. Kelly, vice president of the Kimball Group Inc., represented the landlord, while the tenant was represented by Mark Trojanowski of Trojanowski Real Estate.
S.C. Firm Treads on S. Windsor
ROCKY HILL - Tire Centers, LLC, a wholly owned subsidiary of Michelin North America, signed a lease for a 13,955-square-foot facility at 36 Mascolo Road, South Windsor. Tire Centers was represented by Virginia L. Vinci of H. Pearce Co., Realtors' Rocky Hill office. Tire Centers will offer sales, service and distribution of commercial vehicle tires and associated materials from the location.
With more than 100 commercial locations, 13 retreading plants and more than 30 wholesale distribution centers, Tire Centers specializes in commercial truck tire sales and service, as well as wholesale distribution of passenger and light truck tires. Tire Centers' corporate headquarters is in Duncan, S.C. Bob Pagani of Colliers, Dow & Condon represented the landlord in the transaction.
SCIENTECH Snags Cromwell Space
NORTH HAVEN - SCIENTECH signed a lease for 1,800 square feet of office space in Cromwell Commons located at 136 Berlin Road, Cromwell according to Virginia L. Vinci of the H. Pearce Co., who represented SCIENTECH in this transaction. Formed in 1983, SCIENTECH is a worldwide provider of services to the energy and telecommunication markets, with related support to government and industry. Craig Way represented the owner, HBNI Cromwell Commons, LLC and New Fairfield Post Road, LLC.
