Former Clinton Library Sold CLINTON - Rick Connelly has purchased a 5,000-square-foot building at 10 West Main Street, Clinton, formerly the town's public library. The building will be the headquarters of the Connelly 3 Publishing Group, which publishes reading and learning materials for young people as well as parent support literature and continuing education for teachers. Previously located in Guilford, the company will take occupancy on or about January 1. The sales price was $425,000. Joel Galvin of the H. Pearce Co.'s North Haven Industrial/Commercial office exclusively represented the seller, the town of Clinton, while Frank Hird of OR&L represented buyer Connelly.
Smith Sells Office Bldg. To Tenant MILFORD - a 9,500-square-foot office building at 30 Armory Lane, Milford has been sold for $850,000 to George S. Stirling Jr., founder of the medical- and dental-plan agency Stirling & Stirling, a tenant in the building for more than a decade. George J. Smith & Son was the sole broker involved in the transaction.
From Rib Eye to Rubies HAMDEN - A two-story commercial building at 2582 Whitney Avenue, Hamden has been sold by Whitney & Hawthorne, LLC to Whitney Commercial Property, LLC, for $290,000. The 4,865-square-foot structure, which has over the years housed restaurants (most recently) the Whitney Grill), will be converted by the new owners to house the Joseph H. Conte Jewelry Store, scheduled to open in the spring. Stephen Press of Press/Cuozzo Realtors represented the seller, while P/C colleague Albert Scafati represented the buyer in the transaction.

Law Firm Leases at Milford Place MILFORD - The family-owned law firm of Holler & Holler has signed a long-term lease for 3,195 square feet at Milford Place Corporate Center, 185 Plains Road. Christopher O'Hara and Roger W. Ludwig Jr. of Coldwell Banker Commercial NRT represented the landlord, Fairhaven Investors, LP. The tenant was represented by CB Richard Ellis.
SoNo Industrial Lease NORWALK - Valley Green has leased 15,000 square feet at 205 Wilson Avenue, Norwalk. The property is an industrial flex building on one acre of land. Mark J. Brockwell, president of MJB Real Estate Services, represented the landlord, 205 Wilson Avenue, LLC.
