Wendy's Old Fashion Hamburgers recently signed a long term lease at 209 West Street (Rt. 372), Cromwell. The deal included a buyout of Bickford's Restaurant from its lease and structuring a new ground lease with the landlord, Connecticut Commercial Investors of Shelton. The Proto Group was the sole broker in the transaction.
The Proto Group represented Onesco, LLC owner of 1 South Colony Street, Wallingford on the sale of its property to South Colony Associates, LLC. The 2,500-square-foot building sold for $105,000. The buyer was represented by First Whitney of Hamden.
Laundry Capital recently leased 5,100 square feet of retail space at 221 Bull Hill Lane, West Haven. The long-term lease was reported to be in excess of $900,000. The landlord, CJK Associates, LLC, was represented by the Proto Group. Charter Realty of Greenwich represented the tenant.
The former Westbrook Nursery & Garden Center at 1320 Waterbury Road, Cheshire has been sold to J&A Enterprises, LLC. The 5.5-acre property sold for $400,000. The Proto Group was sole broker in the transaction.
Madison Branford LLC and Route One Limited LLC recently signed a long-term lease of 20,000 square feet of retail space at 89 North Main Street, Branford, adjacent to In-Shape Fitness Center. The lease value was in excess of $1,325,000. The Proto Group was sole broker.
Reachout Inc. has signed a long-term lease for 5,960 square feet of office space at 60 Connolly Parkway, Hamden, for in excess of $325,000. Landlord Parkway Realty Associates was represented by Derek Hotchkiss. The tenant was represented by the Proto Group.
A new restaurant, Pazza Cucina, is under construction at 208 Amity Road, Woodbridge. The 3,000-square-foot eatery is scheduled to open in late spring. The long-term lease value is in excess of $300,000. The Proto Group was sole broker.
The former Pert Auto Electric at 38 Sperry Street, New Haven has been sold to Andrew Rubenoff for $92,500. This 2,868-square-foot building will be converted into a design studio. The seller was represented by the Proto Group, while the buyer was represented by John Doyle of Beazley office in Hamden.
First National Mortgage Group has leased 1,616 square feet at 236 Boston Post Road, Orange. Fred Maretz of Levey Miller Maretz represented the tenant; while the Proto Group represented the landlord, Fashion Park Limited Partnership of Cheshire.
Tommy K's Video recently signed a lease for more than $300,000 to relocate its Ansonia video store to 5,000 square feet at the new Shop Rite Plaza at 49 Pershing Drive, Derby. The move will pave the way for CVS to expand its store. The Proto Group was sole broker.
The Rite Aid Corp. has entered into a long-term, $1.7 million sublease for 11,180 square feet at 2969 Main Street, Bridgeport, with Advance Auto Parts. The Proto Group represented Rite Aid.
Dom Musilli of Chase Commercial represented the tenant.
Mario Crisafi has leased 3,400 square feet of lower-level warehouse space at 1501 Boston Post Road, Milford from Norm Shemitz. The space will be used for the storage and sale of floor coverings. The Proto Group was sole broker.
Bassett Furniture has signed a ten-year lease with Vornado Realty Trust for space in Wal-Mart Plaza, 3164 Berlin Turnpike, Newington. The 18,941-square-foot store opened late last year. Bassett was represented by Pam Devino of Prime Sites and the Proto Group.
The Rite Aid Corp. has sold its former location at 361 Main Street, Manchester, to Reinhard Rage. The 5,900-square-foot building sold for $460,000. The Proto Group represented Rite Aid.
Denver based Quizno's Subs has leased its first Connecticut location at Bishop's Corner, West Hartford. The 1,490-square-foot store was leased for ten years for approximately $600,000. Joseph Harnan of Samuels & Associates represented the landlord, Edens & Avant, while the Proto Group represented Quizno's.
Also, the Proto Group has been named exclusive broker in Connecticut and western Massachusetts for Denver-based Quizno's. The chain is anticipated to open more than 100 stores in the next 36 to 48 months.
