LEASES


The Geenty Group, Realtors, in Branford announced that the firm represented Microtech International of North Branford, an operating unit of SCM Microsystems, in its lease of a 70,000-square-foot free-standing facility at 20 Carter Drive, Guilford. Microtech, which manufactures digital connectivity solutions, will use the facility to house its new headquarters, including corporate offices, technical services and distribution of hardware products manufactured by other divisions of its parent corporation, SCM Microsystems (NASDAQ: SCMM; NeuerMarkt: SMY). The lease has an aggregate value in excess of $4.5 million. Timothy Fegan and Peter Shiue of C.B. Richard Ellis' New Haven office were listing agents.


The Proto Group, LLC has announced the following leases: Casual Male Big & Tall leased 4,400 square feet from Norman Shemitz at 1501 Boston Post Road, Milford; 3,300 square feet at the former Delmonico's Restaurant on Wooster Street, New Haven to Nick's Apizza; Affiliated Computer Services leased 3,800 square feet of Class A office space at 127 Washington Avenue, North Haven; Waddell & Reed Financial Services leased 4,155 square feet of office space at 127 Washington Avenue; and 2,563 square feet at Tommy K's Plaza, Route 67, Oxford was leased by Oxford Wine & Spirit.


Garvin Construction Products has opened an 11,000-square-foot distribution operation at 222 Universal Drive, North Haven. The facility is being leased from Branco Inc. Joel Hausman of Colonial Realty was sole broker in the transaction.


Blake Street Center Associates recently wrote a lease for 3,000 square feet at Blake Street Center, 495 Blake Street, Westville to the Connecticut Association for the Education of Young Children. The space will serve as executive offices and training center for the educators. Steve Miller of Levey Miller Maretz represented the landlord in the transaction.


Sertec leased 10,000 square feet of industrial warehouse space at 340 Quinnipiac Avenue, Wallingford. Sertec, which repairs, refurbishes and tests protection and control relays for the electrical utility industry, signed a three-year lease with a value in excess of $105,000. The Proto Group, LLC represented Sertec, while Weed Realtors represented the landlord.


Levey Miller Maretz represented A&J Auto Rentals who signed a five-year lease with KFP Family Limited Partnership for their property located at 1663 Litchfield Turnpike, Woodbridge. The freestanding building on Route 69 will be the main office for A&J Auto Rental. Tennis Central, LLC signed a long-term ground lease at 100 Bradley Road, Woodbridge. The 3.2-acre property will house two indoor sports facilities, one for tennis and the other for indoor soccer. The landlord was represented by Steve Miller and the tenant was represented by Fred Maretz.


Bushwick Steel Co. has leased 75,000 square feet from Portfolio Management, LLC at 560 North Washington Boulevard, Bridgeport. Joel Hausman was sole broker in the transaction. Colonial previously sold Bushwick Steel a 115,000-square-foot building in the same complex. This lease represents an expansion to 190,000 square feet for Bushwick's corporate offices, storage and distribution operations of structural steel. Colonial Realty is exclusive leasing agent for the remaining 50,000 square feet in the facility.



SALES


The Geenty Group, Realtors have announced the sale of 70 Industrial Drive, West Haven to Ralph Maroney of Plug-In Storage Co. of Orange. The seller was Megeon-Rohco Inc. of Cleveland, O. Plug-In Storage is a distributor of high-tech static-control storage systems for circuit boards and the like. The 15,000-square-foot industrial facility is on 2.7 acres and includes 3,300 square feet of office space and 11,700 square feet of warehouse space. Plug-In Storage will consolidate its present warehouse space in Virginia and office space in Orange. The buyer was represented by attorney Bernard Pellegrino Jr. of the Pellegrino Law Firm in New Haven; Citizen's Bank was the lending institution. The building sold for $550,000. Geenty's William N. Clark represented the buyer, while Don Kiah of Colliers, Dow & Condon of Hartford was the listing agent.


Raymour & Flanigan Furniture Co. recently purchased a 155,000-square-foot facility at 184 Benton Street, Stratford from Warnaco Inc. Joel Hausman of Colonial Realty and Louis Proto of the Proto Group, LLC represented the buyer, while Insignia/ESG represented the seller. Raymour & Flanigan, a furniture sales operation, will use the facility as part of its distribution system.


An office building at 345 Whitney Avenue, New Haven has sold to Planned Parenthood of New Haven at what according to municipal records was a price of $1,300,000. Kristin T. Geenty of the Geenty Group represented the seller, Sigma Xi, the Scientific Research Society of Research Triangle Park, N.C. Carl Traub, SIOR, of Traub & Co., provided consulting representation on behalf of Planned Parenthood. Planned Parenthood will occupy a portion of the building for its administrative offices after significant renovations are complete. Attorneys Mitchell Jaffe and Carolyn Kone of Brenner, Saltzman & Wallman provided legal counsel for the buyer, while the seller's attorney was Norman Fineberg of Wiggin & Dana. Sigma Xi had its corporate headquarters in the building until 1991, when it relocated its offices to North Carolina.



EXCLUSIVE LISTINGS

OR&L Realtors of Branford has been appointed exclusive sale and leasing representatives by GKN Westland Aerospace for a building at 15 Sterling Drive, Wallingford. The 17,000-square-foot building is a fully air-conditioned manufacturing facility in the Barnes Industrial Park. It houses 50,000 square feet of office space, six loading docks, one drive-in door, 20- to 36-foot ceilings, a commercial kitchen and cafeteria, laboratory space, energy management for lighting and HVAC, wet sprinkler system and more than 22 acres of landscaped grounds.



CONSTRUCTION

The board of directors of Whitney Center, 200 Leeder Hill Drive, Hamden, has announced plans to expand the assisted-living community. Twenty 1,300-square-foot two-bedroom apartments will be constructed with amenities including wiring for Internet access. The expansion will also include a state-of-the-art fitness center and swimming pool. Lisa K Giller, Whitney Center's president and CEO, says the plans are in response to emerging trends in retirement living. “Consumers are seeking larger apartments,” she notes. “The apartments will minimize the need to downsize residents' living space.” Whitney Center anticipates breaking ground in the fall as the bidding process is nearing completion.
