LEASES
Fred Maretz of Levey Miller Maretz has announced four leases at 1770 Boston Post Road, Milford. The 54,000-square-foot commercial site on the Milford-Orange town line is known as the Milford Home Center. Leases include: Kelly Designs Inc., specializing in Scandinavian wood furniture, 12,500 square feet; Reichbind Furs, 2,300 square feet; Classical Consignment, 2,250 square feet; and Morello Co., a residential and commercial restoration and remodeling firm, 1,500 square feet.
Coldwell Banker Commercial NRT Inc. has announced that Market Channels Inc. has leased 51,546 square feet at 135 Furniture Row, Milford. Market Channels serves as channel to the marketplace for consumer companies, specializing in assembly, contract packaging and fulfillment. Christopher O'Hara of Coldwell Banker represented Market Channels and Lexington Partners represented the landlord, All American Insurance.
Charter Realty & Development of Greenwich has announced that Burlington Coat Factory has leased 80,000 square feet in a portion of the store formerly occupied by Sears on the Boston Post Road, Orange. The 243,500-square-foot Orange Promenade site is owned by DLC Management Corp. Staples recently opened at the site, occupying the former Sear Automotive location. Service Merchandise has been located at the site for a number of years. Burlington Coat expects to open at the location this fall.
Angel Commercial Real Estate reports that Connecticut Warehousing has leased an additional 15,000 square feet of industrial/warehouse space at 1069 Connecticut Avenue, Bridgeport. The site is owned by American Fabrics Co. Jon Angel was sole broker.
George J. Smith & Son announces that Eastern Bearings Inc. has leased 6,000 square feet at 340 Woodmont Road, Milford. The company is a distributor of bearings and power transmission components and sells mechanical and electrical drive systems and lubrication systems. Carl Russell of George J. Smith represented the owner, L.B.I. Industries. The tenant was represented by Mark Glassman of Arnold Peck's Realty World.
The HK Group Westport has announced that Nutmeg Securities Ltd. has leased 4,420 square feet of office space at 1960 Bronson Road, Fairfield. The company is relocating from Westport to building No. 2 in the twin-building complex. Robert Lewis of the HK Group Westport represented the owner, the Bronson Road Group LLC. The tenant was represented by Stewart Snow of Prudential Connecticut Commercial Real Estate, Stamford.
Press/Cuozzo Realtors reports the five-year lease of 2889 Dixwell Avenue, Hamden. The lease, for a portion of the freestanding 6,200-square-foot office building, is valued in excess of $200,000. The tenant, Primary Care Physicians Corp.'s business office, was represented by Joel Nesson. Albert Scafati represented the landlord, Hamden Realty Associated, Limited Partnership. Press/Cuozzo Realtors was sole broker in the transaction. Also, the company announced the lease of 2285 Whitney Avenue, Hamden. Phoenix Rehabilitation leased 3,909 square feet to house its physical-therapy practice. Value of the lease is in excess of $500,000. Seth Boynick of Boynick Realty represented the landlord, Sally Carrier, while Albert Scafati of Press/Cuozzo Realtors represented the tenant.

Cheshire Real Estate Commercial announces the sale of Carbonella Plaza at 2775 Dixwell Avenue, Hamden. The 11,600-square-foot site houses a strip center with retail and office space. The site sold for $515,000. Fran Devine of Cheshire Real Estate Commercial represented the seller, Judith Perrotti and Paula Czerwinkski. Karla Franzman of Beazley Co., Realtors of Milford represented the buyer, Cheong Rhee.
Press/Cuozzo Realtors and H. Pearce Co., Realtors report the sale of Building No. 2 at Laurel Square, 3190 Whitney Avenue, Hamden. One of eight buildings in the office condominium complex, the 3,520-square-foot building sold for $250,000. The sellers, Gwynn Lamont and Thomas J. Demchak, were represented by Pearce's Joel Galvin. Albert Scafati of Press/Cuozzo Realtors represented the buyers, Silver & Petreceli Architects & Associates.
EXCLUSIVE LISTINGS
OR&L Commercial Real Estate has been named exclusive agent for 28 Branford Road, North Branford. The 4.97-acre land parcel is listed at $600,000. The site, which can be developed for light industrial or warehouse, is priced at $120,000 per acre. Also, the company has been appointed agent for 13.9 acres located at 161 West Main Street, Cheshire. The site, which fronts on Main Street with views of the Hammonasset River, is listed at $1.5 million. The seller will be subject to rezoning and site plan approval.
Press/Cuozzo Realtors reports that Albert Scafati, senior commercial broker, has been appointed exclusive broker for the sale of 63 North Plains Industrial Road, Wallingford. The single story, multi-tenanted 22,000-square-foot facility has four loading docks and is sited on 1.75 acres. Also, the firm has been retained by Prime Source as exclusive selling/leasing agent for 55 Pent Highway, Wallingford. The 35,000-square-foot industrial building is sited on seven acres.
CONSTRUCTION
FIP Construction of Cheshire has been hired to provide construction-management services for an 11,000-square-foot renovation project to the existing University of Connecticut Alumni House. When completed the alumni center will feature an expanded Great Hall, an Alumni Hall of Fame, main alumni library and resource room, increased function space, additional office space and the Husky Sports Museum.
OR&L Commercial has announced the first new development project in Branford in a decade: the Orchard Research Park, 688 East Main Street. The developers have planned a 100,000-square-foot park in three buildings, the first of which will be ready for occupancy next April. The park will be marketed to technology and biotechnology industries. Listing agents from OR&L Commercial are Richard Lee, Frank Hird and Jeff Kravet.
Luchs Consulting Engineers of West Haven and New Britain have been selected by the City of New Haven to design a replacement bridge structure on Blake Street over Wintergreen Brook. The project will be funded by the state Department of Transportation's Local Bridge Program. According to Ronald J. Nault, Luchs vice president, The replacement bridge will be designed to meet modern standards for structural capacity and functional use, with consideration for aesthetics and reduction of stream flooding.
