LEASES

George J. Smith & Son Commercial Investment Real Estate has announced that Eastern Bearings Inc. has leased 6,000 square feet at 340 Woodmont Road, Milford. Smith's Carl Russell represented the owner, L.B.I. Industries; the tenant was represented by Mark Glassman of Arnold Peck Property World.

Coldwell Banker Commercial has announced that Market Channels Inc. has leased 51,546 square feet at 135 Furniture Row, Milford. The landlord, the All American Insurance Co., was represented by Lexington Partners. Christopher O'Hara of Coldwell Banker Commercial NRT Inc. represented Market Channels.

Angel Commercial has reported leasing 215 Research Drive, Milford to All-Tech Electronics from D'Amato Investments. Norman B. Greenhouse was sole broker in this transaction. Also, Angel has leased 10,000 square feet at 215 Pepes Farm Road, Milford to Advanced MFG Systems, also from D'Amato Investments, for $7 a square foot gross plus utilities. Jon Angel was sole broker.

Angel Commercial also announced that European Granite of Connecticut has leased 13,000 square feet of warehouse and distribution space at 1791 Stratford Avenue, Stratford. The company is relocating from New York. David Landis of Royal Properties represented the tenant. Jon Angel represented the landlord, Dagoberto Marante.

Connecticut Taqua Systems Inc. recently leased 5,500 square feet at 321 Research Parkway, Meriden. Joel Grieco, Bob Kelly, Jon Putnam, Maury Smith and J.P. Plunkett of Cushman & Wakefield represented the tenant. The landlord, Winstanley Enterprises, was represented by CB Richard Ellis.

Stephen Press of Press/Cuozzo Realtors reports that Inkmasters will relocate from Milford to 51 Hood Terrace, West Haven. The five-year lease is for the entire building. Mark Glassman of Arnold Peck Property World was the listing agent representing Eleanor DeGrande.

The Meriden Mattress Co. has signed a long-term lease for 6,000 square feet at 311 Center Street, Meriden. Dave Richard of Colliers Dow & Condon was sole broker in the transaction. Also, the O. Berk Co., a wholesale bottler, has leased 38,700 square feet at 220 Frontage Road, West Haven. H. Pearce Co. represented the tenant, while Collier Dow & Condon represented the landlord, LTC Associates LLP.

SALES

Angel Commercial reported the sale of 226 Kings Highway/737 Villa Avenue, Fairfield. The two-story office building houses a 1,000-square-foot retail unit , 4,000 square feet of five residential apartment units and a laundromat of about 2,000 square feet. The seller was the estate of Hooshang Salashourian, while the buyer was 737 Villa, LLC. Purchase price was $1.43 million. Jon Angel was sole broker in the transaction.

Angel Commercial reports the sale of 261 Pepes Farm Road, Milford to Cafora Properties, LLC. The 14,500-square-foot structure sold for $60.34 per square foot, for a total of $875,000. TCP, a local electronics company, will occupy 4,500 square feet in the buildings. Norman Greenhouse and Jon Angel represented the buyer and seller, KC Cubed Realty Association.

OR&L Realtors announces the sale of Concept Park at 741-753 Boston Post Road, Guilford, to Cow Hill Road Associates, LLC. The park, which houses two Class A office buildings encompassing 78,000 square feet, sold for $7.9 million. Jeff Kravet and Frank Hird of OR&L represented the seller, Concept Associates LLC.

H. Pearce Co., Realtors has announced that the Kingdom Life Christian Church has purchased 56 acres of former water company-owned lands at 553 West Avenue, Milford for $1.7 million. The city of Milford retained a conservation easement for approximately 41.4 acres of the property, which are to remain as open space. According to the church's pastor, the Rev. Jay Ramirez, the non-wetlands and buildable portions of the land will be used by the church for recreational purposes - e.g., ball fields and walking trails - as well as for overflow parking. The church maintains a sanctuary and worship building less than a half mile from the site. There are 16 acres on the new site, not covered by the easement, zoned for commercial development. The parcel, part of the Beaverbrook watershed, became available for disposition after it was designated Class III land, defined as property no longer needing protection for water supply purposes by the water company. The nearby Mondo Ponds and Beaverbrook reservoir were last used as part of the public water supply during the 1970s. Dave Roetting of H. Pearce's North Haven Industrial & Commercial Division represented both buyer and seller.

Angel Commercial has announced the sale of 914 Black Rock Turnpike, Fairfield to 914 LLC. The 7,300-square-foot multi-tenanted shopping center, sited on approximately 1.5 acres, sold for $1.05 million. Jon Angel was the sole broker in the transaction.

Press/Cuozzo Realtors announces the sale of 524-526 Chapel Street in the Wooster Square neighborhood of New Haven. The building, which houses 2,400 square feet of main-level commercial space, an upper-level residential unit and off-street parking for approximately 20 cars, will be converted to general office use and occupied by a law firm. Formerly a funeral home, the property sold for $235,000. Albert Scafati of Press-Cuozzo represented the seller, Whitney & Hawthorne, LLC. Norm Goodman of Goodman Associates represented the buyer, Palumbo & DeLaura LLC.

H. Pearce Co. has announced that Columbus House, a non-profit organization that provides emergency shelter services in greater New Haven, has purchased the former Connecticut School of Electronics building at 586 Ella Grasso Boulevard, New Haven. The 11,000-square-foot facility will be used by Columbus House for corporate offices as well as increased overnight accommodations for the homeless and single adult men and women. Columbus House has a site at 200 Columbus Avenue, New Haven which provides shelter for 52 homeless people. The group plans to increase the size of the Ella Grass Boulevard site by approximately 20,000 square feet.

EXCLUSIVE LISTINGS

OR&L Realtors has been named exclusive sales agent for 28 Flat Rock Place, Westbrook. Located on 3.07 acres along I-95 at the entrance to the Westbrook Factory Outlets and Westbrook Cinemas, the parcel sold for $1.6 million. Also, the company is exclusive leasing and sale agent for 34 Barnes Industrial Road, Wallingford, the former Copper & Brass building.

Christopher Nolan and Kevin Smith of H. Pearce Co.'s North Haven Industrial & Commercial Division have been named exclusive agents for 15.8 acres of land at 240 -250 Indian River Drive, Orange. The parcel has 1,500 square feet of frontage on Indian River Road.

CONSTRUCTION

St. Vincent's Medical Center at 2800 Main Street, Bridgeport, has begun a $40 million construction project that will expand the hospital building and enhance patient services. The hospital plans to add a 60,000-square-foot, two-story extension to the front of the existing building, new inpatient operating rooms, new intensive-care units and additional ambulatory capacity. The project is slated completion in 2003-04. The project will be implemented in three phases. The surface parking lot in front of the Medical Center is closed for relocation of the driveway and the beginning of site work. A recognfigured parking lot is expected to reopen by late fall; in the meantime complimentary valet parking is being provided for patients on weekdays. Architect for the project is Fletcher Thompson Inc. of Bridgeport; construction manager is E&F Walsh of Fairfield.

Pat Munger Construction Co. of Branford has undertaken the following projects. The company recently completed a 9,100-square-foot building for Land Rover at 825 Bridgeport Avenue, Milford. Munger has also been awarded a contract to build a 24,425-square-foot addition to the existing building housing Leed Himmel Industries, 75 Leeder Hill Drive, Hamden. The addition will house a new, state-of-the-art extrusion press for architectural metal products. The project is expected to be completed by August.

Munger also has begun construction on a 2,800-square-foot building to house Shoreline Pediatrics and Adolescent Medicine at 162 East Main Street, Clinton. The facility, owned by pediatricians Edward Glitch and Bruce Freeman, is expected to be completed by fall. A 8,300-square-foot facility is underway at 160 East Main Street, Clinton, for Clinton Child Service, a non-profit organization offering child day-care services.

FIP Construction is general contractor for Timex's world headquarters in Bridgeport. The building is scheduled for completion this month. The two-level, 85,000-square-foot facility, designed by Fletcher Thompson of Bridgeport, contains building materials from around the world, including granite from Brazil, millwork from Honduras and window, wall and glass systems from Spain.
