Connecticut Telephone will re-locate its headquarters from Wallingford to Hartford within the next 60 days. The move is a result of the telecommunications service provider's recent purchase of the Connecticut network assets of Digital Broadband Communications (DBC).
According to Carl Traub of Traub & Company, the company is relocating to One Talcott Plaza where it will occupy the entire sixth floor, comprising 27,354 square feet, for executive offices, operations center, sales and marketing center and its communications hub.
Founded in 1985, Connecticut Telephone is a full service telecommunications company offering local exchange, long distance, Internet access, data and wireless communications. According to Traub, it is the state's largest independent telecommunications service provider and is the only facility-based provider focused solely in the state of Connecticut. Currently, Connecticut Telephone has more than 110,000 communications lines in service and anticipates further growth.
Traub represented Connecticut Telephone in its search and negotiations for the space. Tom York, senior associate of CB Richard Ellis represented the landlord, Talcott Partners LLC, in the transaction.
Coldwell Banker Coast & Country Real Estate, located at 1250 Boston Post Rd., Guilford, is now owned and managed by Ron Mazzacane. Coldwell Banker Coast & Country serves New Haven and the shoreline. The Coldwell Banker network comprises some 75,000 agents nationwide.
Calcagni Associates Real Estate has been named by National Relocation & Real Estate magazine as one of the Power Brokers in residential real estate for the third consecutive year. The Power Broker Report ranks the top 350 residential real-estate companies in North America based on the total number of closed transactions. Calcagni Associates closed more than 1,600 transactions in 2000. The company has offices in Cheshire, Wallingford and North Haven.
Beazley Co., Realtors took home five awards in this year's RELO Advertising and Promotion Contest, winning first place in the Relocation Kit and Company Forms categories and second place in Internet Marketing, RELO Referral Promotion and Company Promotion Materials categories. The award-winning entries were chosen based on creativity, integration of RELO material, graphics and overall presentation.
Gray Organschi Architecture and David D. Harlan, Architects have been recognized by a jury of design commission members from the American Institute of Architects/Connecticut as Emerging Architectural Firms. Evaluation in Emerging Architectural Firms is based on a group of projects rather than a single project as with some other design awards.
LEASES
Levey Miller Maretz Realtors has announced that Amistad America has signed a lease for its corporate headquarters at 199 Crown St., New Haven. Amistad America is a national non-profit educational foundation with a mission to teach historic lessons in regards to freedom in this county as well as maintain the schooner Amistad. Bill Silverman of Levey Miller Maretz represented both Amistad America and the owner of the property, Premier Resource Group.
Weed Realtors has announced that Asbestos Tech has leased approximately 2,500 square feet at 355 Sackett Point Rd., Taft Park, North Haven. The asbestos-consulting firm is expanding its headquarters on the site. Lynn Weed of Weed Realtors represented Asbestos Tech, while Dave Melillo of H. Pearce Realtors represented the landlord. Also, Weed Realtors has announced that All Reach Equipment has leased 26,000 square feet of office space at 32 Edmund St., Hamden. Lynn Weed represented All Reach Equipment and the landlord.
H. Pearce Co., Realtors has announced that Saxe Doernberger & Vita, PC has leased 2,200 square feet of office space at 1952 Whitney Ave., Hamden for five years. The move to larger quarters represents expansion of the firm, which specializes in commercial litigation and business law. Kevin Smith of Pearce's North Haven industrial/commercial office represented the tenant, while Paul DiMauro represented the landlord, the Fusco Corp.
SALES
HK Group has announced the sale of 25 High Street, Milford, The 8,000-square-foot office building was sold for $915,000 to Nancy Bodick of Milford. The 25-year-old edifice overlooks Milford Harbor, Long Island Sound and the Milford Boat Works and Marina, owned by the Bodick family. The property will be renovated and leased for office space. Peter Jennings and Ted Hampe of HK Group represented the seller, the Edith B. Fehr Revocable Trust. Leland Wilson of Wilson Commercial Real Estate represented the buyer.
Steve Witten and Victor Nolletti of Marcus & Millichap Investment Real Estate Services have announced the sale of Briarwood Hills, 100 State St., North Haven for $10.5 million. The apartment complex, sited on approximately nine acres, includes a clubhouse, pool and a 270-car paved parking lot. The buyer, Connecticut Briarwood Investors LP, plans to add additional amenities and services.
EXCLUSIVE LISTINGS
Frank Hird of OR&L Realtors has been named exclusive listing agent for 154 Research Parkway, Meriden. The 115,000-square-foot industrial building has two docks, two drive-ins, 14-foot ceilings and 2,330 square feet of office space.
Rich Lee and Jeff Kravet of OR&L Realtors have been named exclusive agents for the sale of 750 East Main St., Branford. The industrial facility is presently occupied by George Schmitt & Co., which will relocate to Guilford. The building contains 32,744 square feet including approximately 6,200 square feet of office space. The balance represents manufacturing space.
Edward O'Neill and Kevin Smith of H. Pearce Co.'s industrial/commercial division have been named exclusive marketing agents for 101 Fowler Rd., North Branford. The 13,400-square-foot industrial building, located on 28 acres, was formerly used for manufacturing and as a warehouse facility. It houses 3,600 square feet of office space.
CONSTRUCTION
CH2M Hill, Tighe & Bond, Steven Holl Architects and Michael Van Valkenburgh Associates have been awarded a contract to design a new 15 million gallon/per day water treatment plant in Hamden for the South Central Connecticut Regional Water Authority. The new facility will be built on the historic site of the old Lake Whitney slow sand filtration plant. The plant will include dissolved air flotation, ozonation and deep-bed granular activated carbon filtration to treat water from Lake Whitney for distribution to New Haven and the surrounding metropolitan area. The design will include a waterworks park that will encompass the 14-acre site. The project includes the demolition of the old slow sand filtration plant. The $49 million project is scheduled for completion in 2005.
The Borghesi Building & Engineering Co. has been awarded a contract to design and built a new 13,090-square-foot building for Aurora Products at 255 Islandbrook Ave., Bridgeport. Aurora Products is a light manufacturer specializing in the packaging of dried fruits and trail mixes.
