HAMDEN –– Two Broadway Hamden, LLC has purchased 2 Broadway from Edward Hirsch Jr. for $500,000. Rich DePodesta of DePodesta Real Estate represented the buyer and seller of the 14,600 square-foot building, which includes an architectural office and metal extrusion manufacturer.
Yale Still Buying
NEW HAVEN –– Yale University has purchased a 21-unit apartment building with street-level retail at 9 Dixwell Avenue (pictured) for $1.9 million. Steve Inglese of the New Haven Group represented the seller, Carlota Williams, and procured the buyer.

NORTH HAVEN –– The United Illuminating Co. has acquired a 1.2-acre site at 491 Washington Avenue for $493,000. Albert Scafati of Press/Cuozzo Commercial Services was sole broker in the transaction. He had been marketing the property for the seller, 491 Washington Avenue, LLC.
Church Buys in Woodbridge
WOODBRIDGE –– The Church in New Haven has purchased 918 Greenway Road for $470,000. Stephen Press of Press/Cuozzo Commercial Services represented the church, and was sole broker in the transaction for the five-acre parcel that houses a two-story, 3,072-square-foot residence, a 2,690-square-foot barn/garage building and a series of outbuildings. The Ingraham family was the seller.
Former Stop & Shop Leased
NORTH HAVEN –– Ulbrich Stainless Steels and Special Metals Inc., has signed a long-term lease for the former Stop & Shop headquarters at 153 Washington Ave. The Proto Group represented the landlord, the Stop & Shop Supermarket Co. Chris McLaughlin of McLaughlin Real Estate represented the tenant.
The 19,985 square foot Class A building had been vacant for more than two years, according to the Proto Group’s Lou Proto. A school had been interested in the space but “wasn’t acceptable” to Stop & Shop, Proto said. “Chris showed Ulbrich the property for the first time six to seven months ago, and they finally came to terms on a business deal.”
Ulbrich signed a five-year lease with options to renew. Added Proto, “I think they’re going to be a good long-term tenant.”

BRANFORD –– Dan Luttrell has leased 800 square feet at 181 Research Drive for small medical-equipment design and assembly. Bill Clark of the Geenty Group, Realtors was the sole agent, representing Luttrell and landlord D’Amato Investments, LLC.
